Professional Community Management of CA, Inc. (PCM) is seeking a Full Time Maintenance and Landscape Superintendent to join our growing team. Serves as Maintenance and Landscape Superintendent for the Homeowners Association at The Colony at California Oaks. Responsibilities include, but are not limited to, overall repairs and maintenance of all association buildings and common areas to include HVAC, mechanical, electrical systems, utilities, structure, pavement, masonry, concrete, building security, fire prevention, signage, and interior/exterior appurtenances. Oversees operations of custodial and audiovisual/set-up. Ensures that all support and services are conducted and fulfilled in a manner consistent with standards, goals and objectives of the association. Directly reports to the General Manager with significant contact with residents, contractors, vendors, outside groups and associations, employees and city staff. Responsibilities also include oversight of Landscape Maintenance Contract and the landscape maintenance contractor. ESSENTIAL DUTIES AND RESPONSIBILITIES PERTAINING TO GENERAL FACILITIES AND COMMON AREA MAINTENANCE:
Supervises all administration relative to facility maintenance, to include preparation of budgets, work schedules, goals, objectives, and purchase/requisition documents. Provides related management information products as requested. Develops and maintains resource management plan (preventative maintenance plan) which outlines short-term and long-term requirements for repairs and maintenance, capital budgets, reserve budgets and the reserve study. Ensures a highly efficient safety program, with emphasis on awareness, discipline, and compliance. Overall safety program to conform to OSHA standards, association safety manual, and other safety venues as deemed appropriate. Maintains fire prevention program and requirements to include required maintenance, inspections, and documentation. Maintains structural integrity of all buildings to include foundations, trusses, walls, and roofs. Maintains and repairs all mechanical systems, to include HVAC, refrigeration, kitchen equipment, plumbing, safety & life systems, sewage systems and audiovisual equipment. Maintains all electrical systems, to include lighting, office equipment, and general association requirements. Oversees Pool Maintenance Vendor and ensures the pool and therapy spas are maintained properly, including the chemical and filtration system for swimming pool and therapy spas. Ensures pool and spa chemical levels are maintained to code requirements and documented. Ensures pool maintenance schedule is established Maintains contact with and obtains outside professional assistance when required for repairs and equipment replacements. Administrates contracted services performed within the community for the Community Association. Establishes preventative maintenance plan and schedule for buildings, equipment, tools, and vehicles. Monitors facility and equipment’s warranty schedules. Prepares and maintains documentation on all work performed or planned allowing a clear audit trail and a dedicated follow-up repair system. Perform minor maintenance of system as required. Ensures all maintenance supplies, hardware and equipments are ordered as needed. Be able to secure permits and licenses for building, as required. Assists in interviewing, hiring, training, evaluating, & supervision of maintenance and custodial staff. Have a working knowledge of all departments to act as technical liaison. Be able to effectively schedule personnel coverage to meet workload. Be able to develop and train an Accident Prevention Training Program. Operate and maintain audiovisual system of The Colony at California Oaks. Ensures all activity and room set-ups are completed according to requirements. Provides custodial services to all facilities, to include daily cleaning schedules, and contract cleaning. Assists the General Manager with special projects when necessary. Responds to all alarms and emergencies. ESSENTIAL DUTIES AND RESPONSIBILITIES PERTAINING TO THE OVERSIGHT OF LANDSCAPE MAINTENANCE CONTRACT / CONTRACTOR:
Oversees the Association’s contracted landscape maintenance vendor to ensure all aspects of the contract are adhered to including, but not limited to: - Irrigation/water management (working with local water agencies and vendor’s irrigation specialist to manage water usage within the tiers established by local water agencies) - Chemical applications (fertilizers, pesticides, etc) - Mowing and planter maintenance schedules per contract - Tree and shrub pruning per contract - Ensures that new trees and plants are being installed per contract - Ensures that all landscape expenses are managed within allotted annual budget and accounted for properly with Landscape Chart of Accounts - Works directly with landscape maintenance company’s superintendent and area manager to maintain an open line of communication between the Association and the landscape maintenance vendor Serves as the staff liaison to the Landscape Maintenance Committee

NON-ESSENTIAL RESPONSIBILITIES:
Assist with other jobs and other duties as necessary. QUALIFICATIONS:
Minimum of five years experience in general knowledge of electrical, plumbing, and carpentry work and general maintenance. Must have knowledge of use and be able to operate all tools and equipment related to electrical, plumbing, maintenance, and custodial work. High school diploma required. Must be able to operate all equipment in a safe manner that will not cause harm to oneself or others. Must have aptitude for details. Must be handy in all phases of maintenance work. Computer skills. Previous management experience required. Experienced in maintenance. Must be outgoing, patient, self-motivated, organized, detail-oriented, and flexible and be able to prioritize. Able to function effectively under stress and interruptions. Possess good interpersonal skills in order to deal effectively with a variety of personalities. Be accountable for ones own work. Certification of 40CFR part 82 subpart F. Ability to work and complete assignment on time with minimal supervision. Must be able to work in small and confined spaces for extended periods of time. Must be able to operate a vehicle in conditions, which sometimes can be hazardous in a safe manner without injury to oneself or others. Must possess strong written and verbal skills. Must be able to create detailed Request for Proposals (RFPs) for applicable services Must be able to multi task and work under a fast pace environment which may include frequent interruptions, changes and delays. The employee must be able to remain focused and work effectively, efficiently and cheerfully under such circumstances. Must be able to work extended hours, days, weekends, and holidays when necessary. Must possess a valid current California driver’s license and clean driving record.
