Reports To: Operations Manager/ Assistant Chief Engineer/ Facility Manager
This position performs duties as related to the support of business units operating within a facility. This position reports any conditions affecting building services and tenant comfort or safety to the Operations Manager, Assistant Chief Engineer or Facility Manager as appropriate to the site management model.
Maintains responsibility for tenant services, Meeting Services, preventative maintenance, inventory control, contracted maintenance, general maintenance and technical proficiency as directed by the Operations Manager or Assistant Chief Engineer as appropriate to the site management model.
This position is responsible to performs grounds and parking lot maintenance either directly or through the supervision of contractors.
This Position is responsible for keeping trucks, tools and safety equipment in good working order.
In this position a person must be able to pass a local and federal background check. A felony arrest record will prohibit employment at any federally insured institution.
ESSENTIAL DUTIES and RESPONSIBILITIES include the following. Other duties may be assigned.
Performs and/or directs the performance of all tenant service requests. This position communicates with the Virtual Property Managers, National Property Service Center( NPSC), or other responsible party to establish tenant service request work priorities. This position insures that work performed in tenant space is accomplished with a minimum of disruption, is followed by adequate cleanup and adheres to all Key Performance Measures (KPM).
Accurately and expediently completes tenant service work forms and returns them in a timely fashion to the Virtual Property Managers and/or NPSC. Reviews weekly tenant service report summaries to ensure requests are completed and analyzes report to pinpoint and correct recurrent operational problems.
This position should schedules preventative maintenance with minimum disruption of building services, perform the preventative maintenance tasks and coordinates the input of preventative maintenance information with the Operations Manager, Assistant Chief Engineer or Critical Systems Analyst. This position must review status of preventative maintenance work with the Operations Manager, Assistant Chief Engineer or Critical Systems Analyst on a weekly basis and analyzes preventative maintenance log data in order to formulate more efficient operating procedures.
Performs or directs the performance of general maintenance work as needed. This position performs minor maintenance duties such as re-lamping, filter changing, lock repairs, minor carpentry, picture & bulletin board hanging, ceiling tile replacement, etc. Paints, sweeps and mops mechanical rooms.
This position must recognize the authority and objectives of the owner and conducts all activities in a businesslike, competent and professional manner. Interacts with contractors, vendors and consultants in an unbiased, objective and ethical manner. Complies with all policies and procedures established for the building. Treats all fellow employees, industry contacts and building visitors fairly, impartially, and in a non-discriminatory fashion.
Sets up conference rooms as required. Moves boxes and other labor task as related to office/department/business units needs. Performs ergonomic office equipment adjustments.
Participates in and complies with all safety training and safety requirements as directed by Jones Lang LaSalle Services, Inc.
Additional Duties and Responsibilities
Attains operations audit score matching or exceeding that of the prior year and always meeting the objective set by the Operations Manager and the Facility Manager.
Maintains time records and submits to the Operations Manager or Assistant Chief Engineer as designated by Jones Lang LaSalle management.
Actively participates in emergency response procedures and technical training programs.
Maintains order in tool room and workshop.
Repairs and maintains plumbing by replacing washers in leaky faucets, mending burst pipes and opening clogged drains if assigned by the Operations Manager or Assistant Chief Engineer.
Cautions contractors regarding complaints about excessive noise, disorderly conduct or misuse of property.
Repairs and maintains physical structure of the building and its facilities.
Fabricates and repairs counters, benches, partitions and other wooden structures.
Participates in all safety training programs as required by Jones Lang LaSalle management staff.

EDUCATION and/or EXPERIENCE
High school diploma or general education degree (GED); Must be able to work with computers to administer preventive maintenance task, work orders & labor time tracking.
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to read, analyze, and interpret technical procedures, or governmental regulations and codes. Ability to write routine reports. Ability to speak effectively before small groups of tenants or fellow employees. Ability to effectively present information and respond to questions from groups of managers, the owner, tenants, and the general public.
Ability to add and subtract two digit numbers and to multiply and divide with 10's and 100's. Ability to perform these operations using units of American money and weight measurement, volume, and distance. Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs. Ability to calculate figures and amounts such as discounts, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
OTHER SKILLS AND ABILITIES
Ability to use hand tools, power tools and perform basic electrical, plumbing, carpentry tasks.
