The primary role of the Maintenance Technician is to assist in maintaining the community's physical condition, both exterior and interior, and promoting resident satisfaction. Our Maintenance team is very customer service driven that create a lasting influence on visitors, prospects, and residents.

Responsibilities include:
  • Replace filters and clean air conditioning vents in vacant apartments and occupied units on a as needed basis
  • Perform HVAC, plumbing, minor electrical, carpentry, and other interior repairs daily
  • Service requests made by residents should be completed within 24 hours
  • Handle "on-call" duties whenever needed (pager is carried on a regular basis)
  • Replace breezeway light bulbs as needed
  • Assist with apartment make-readies (including painting, repairs, carpet shampoos, wall/sheetrock repair, lock changes, etc.)
  • Order supplies and communicate with vendors
  • Assist in distribution of flyers and other material
  • Assist in picking up litter
  • Maintain pool chemical levels and cleanliness
  • Perform preventative maintenance

EDUCATION:
  • High School diploma or GED
  • Technical certifications a plus
REQUIRED KNOWLEDGE:
  • Knowledge of on-site property maintenance helpful
EXPERIENCE REQUIRED:
  • Minimum 1 year previous work experience in apartment maintenance or trade that requires basic knowledge of electricity, plumbing, carpentry, painting, and HVAC
  • Apartment maintenance experience is preferred
SKILLS and ABILITIES:
  • Able to read service requests and schedules in English
  • Oral and written communication skills
  • Able to adhere to set and variable work schedule, including weekends and emergencies as required
  • Able to adhere to company policies, procedures, and practices
  • Able to establish and maintain effective working relationships
  • Able to professionally interact with customers, residents, and guests as needed
  • Own a valid driver's license with good driving record and current automobile insurance
  • Own basic set of hand tools
  • Able to perform work responsibilities at locations other than "home" property
  • Able to travel within major metropolitan area and may be required to attend company functions in cities other than home city requiring overnight stay
