We are seeking a Maintenance Technician to work at our Littleton, CO area community. In brief summary, the Maintenance Technician is responsible for performing a multitude of handyman tasks including light maintenance, cleaning, painting, carpentry, plumbing, electrical and other duties, as assigned. Additionally, Maintenance Technicians are responsible for maintaining excellent customer service with residents.

Responsible to assist the Maintenance staff in the clean-up and trash maintenance of outside grounds

Assist Maintenance Supervisor with vendor relations and contracts

Maintains a routine schedule that maximizes the appearance of all common areas, including laundry rooms, mail rooms, fitness center, business office, all accessible windows, outside benches and pool area

Paints the interior hallways as needed

Inspects and helps coordinate all needed make-ready repairs and services

Reports any safety issues or property concerns to the Maintenance Supervisor

Maintains thorough knowledge of pertinent laws, EPA, and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and refrigerants

Notifies Maintenance Supervisor when supplies need to be ordered

Supplies and maintains and orderly supply room

Assists the Maintenance Supervisor in keeping the Maintenance Shop to OSHA standards

Assists office staff with delivery of resident notices

Conducts all business in accordance with company policies and procedures, state and federal laws; e.g. OSHA,ADA, Fair Housing, etc.

Participates in the on-call rotation as designated by the Community Manager

Participates in snow removal efforts (as regionally appropriate)

Maintenance Technician II : Assists with HVAC repairs; Troubleshoots and repairs maintenance issues in units as well as on the property grounds; Repairs major appliances (i.e. garbage disposal, stove, refrigerator)

Roving Maintenance Technician : responsible for performing work on all boiler work, A/C work, pool operations, major plumbing and electrical repairs, and other duties, as assigned. Inspects and shops units from a maintenance perspective, ensuring the Maintenance Supervisors and their team are complying with Carmel Partners standards. This position is responsible to go between designated properties as they are needed, it does not have a routine schedule.

Candidates for this Position should hold the following qualifications and be able to demonstrate the following abilities to be considered as a suitable applicant. Please note that except where specified as “preferred,” all points listed below are considered minimum requirements.

Qualifications (Skills – technical and non-technical):
High School Diploma preferred

Maintenance Technician I : 1+ years’ general maintenance experience

Maintenance Technician II : 3+ years’ general maintenance experience, HVAC certification a must, HCSC certification a must in certain regions (DC, VA regions)

Roving Maintenance Technician : 3+ years general maintenance experience, HVAC and CPO certification a must

Experience in residential community maintenance or related area preferred

Valid driver’s license for state in which property is located

Knowledge of hand tools and maintenance procedures

Experience repairing all basic household appliances

Basic craftsmen certifications required for carpentry, plumbing and electrical duties

Clear, concise verbal and written communication

Demonstrable customer-service orientation

Strong attention to detail

Good organization and time management skills

Ability to communicate respectfully with all residents

Physical Demands & Working Conditions

Work is heavy with the requirement of exerting up to 100 pounds of force occasionally, up to 50 pounds of force frequently, and 20 pounds of force constantly to move objects

Constant climbing, balancing, stooping, kneeling, crouching, crawling, reaching, standing, walking, pushing, pulling, lifting, fingering, and grasping

Constant speaking, hearing, and interpreting information

Visually inspects community and work product to ensure compliance with company cleanliness, organization, and quality standards

Operates motor vehicles, power tools, and heavy equipment

Exposure to both indoor and outdoor environmental conditions including extreme heat and cold (dependent on community location)

Respirator use may be required
