Performs home community maintenance functions and responds to resident's service requests in a timely fashion which helps keep the community up to Company and regulated standards. Paints both interior and exterior of homes and assigned common areas, and performs general maintenance activities keeping the community up to Company and regulated standards.
Essential Job Functions:
1. Responds to resident's service requests in a timely manner by performing any of various maintenance duties including repairs and replacements relating to plumbing, electrical, HVAC and carpentry. Heavy emphasis on Residential Painting, and other general maintenance functions as assigned.
2. Maintains a working knowledge of all maintenance programs and capital improvement projects to ensure the proper and efficient operation of systems, preventive maintenance programs, and custodial functions; performs routine maintenance on community equipment according to schedule.
3. May be required to: (i) perform custodial function which includes but is not limited to general cleaning, picking up debris, caulking, replacing light bulbs, and other related duties as requested by immediate supervisor; (ii) monitor and respond to emergency call system and/or emergency situations; (iii) operate street cleaner and/or snow plow or salt dog.
4. Keeps current on communication received from management on company policies and regulatory compliance, and performs duties based on those requirements; assists in non-routine maintenance activities as requested by immediate supervisor.
Works with immediate supervisor and community associates in day-to-day performance of job duties. Has continuous contact with residents during daily home maintenance activities.
Requires a high school diploma, GED (General Educational Development), or equivalent as well as vocational education and training in the trades as a background to perform maintenance activities dealing directly with electricity, plumbing, HVAC, Heavy Painting and various tools of the trade; all of which require a detailed understanding to correctly resolve resident's service requests. Current state driver's license.
In addition to the education outlined above, applicant must have at least 3-5 years spraying experience on residential homes interior and exterior. Also one year of prior maintenance technician experience (or formal training) with a successful track record in equipment maintenance, carpentry, and other general trade accomplishments. Requires ability to understand and work with various trade tools; must understand general community grounds keeping, janitorial and maintenance concepts. Prefer certification: CFC.

Requires a self-motivated, team-player with excellent communication and interpersonal skills when working with community residents and associates. Must be neat, meticulous and pay attention to regulations and details when completing tasks. May be required to live on-site, work outside, or be on-call/available for emergency situations (including weekends and holidays). This position requires the use of Personal Protective Equipment. Candidates must have the ability to obtain medical certification for the purpose of using a Air-Purifying Respirator during all airless paint applications.
