The primary purpose of this position is to maintain the grounds, facility, equipment in a safe and efficient manner in accordance with current applicable federal, state, and local standards, guidelines and regulations, our established policies and procedures, and as may be directed by your supervisor, to assure that a successful maintenance program is maintained at all times.
Essential Job Functions, Duties and Responsibilities
Assist in developing procedures for performing daily maintenance tasks. Assist in standardizing the methods in which work is accomplished.
Supervise third party providers while they are in facility.
Do periodic checks on apartments, buildings, common areas and grounds to identify items for needed repair. Keep records on repair activity and conduct follow up inspections as work is completed.
Assist others in lifting heavy equipment, supplies, and other objects, as directed or requested.
Follow maintenance schedule/instructions as outlined in the established maintenance policies and procedures. Ensure that work schedules are followed as closely as practical.
Perform routine and unscheduled interior and exterior maintenance and repair on the facility and equipment to include plumbing, plastering, electrical, carpentry, mechanical, HVAC, parking areas, ground building structure, etc., as directed, in accordance with established procedures.
Maintain current written financial records.
Plan, track, and complete a preventative maintenance program for all equipment including mechanicals, plumbing, electrical, generator, fire extinguishers, fire panel, and life safety equipment.
Safety and Sanitation
Ensure that fire protection and prevention programs are maintained by personnel in accordance with fire safety policies and procedures.
Ensure that maintenance personnel follow established safety precautions when performing tasks and when using equipment and supplies.
Ensure that assigned work areas are maintained in a safe and attractive manner.
Maintain material safety data sheets (MSDSs) for hazardous chemicals in the maintenance department. Ensure that containers of hazardous chemicals in the department are properly labeled and stored.
Ensure that established infection control and universal precautions practices including hand hygiene, are maintained when performing maintenance procedures.
Equipment and Supply Functions
Recommend equipment and supply needs.
Ensure an adequate supply of maintenance supplies is maintained to perform daily tasks.
Ensure equipment is cleaned and properly stored at the end of the shift.
Maintain inventory orders and reorders according to established policies. Place orders for equipment and supplies as needed from approved vendors.
Perform administrative duties such as updating maintenance tracking system, completing spend down sheets, reports and evaluation
Must possess the ability to make independent decisions, follow instructions, and accept constructive criticism. Must be able to deal tactfully with personnel, residents, family members, visitors, government agencies/personnel, and the general public. Must be able to work with ill, disabled, elderly, emotionally upset, and potentially hostile people within the facility. Must be able to speak, write and understand English in a manner that is sufficient for effective communication with supervisors, employees, residents, and families.
Education and Experience
A high school diploma or equivalent.
Prefer 3 years of hands on operational experience in a maintenance department in a related industry.
Position may require a boiler license.
