You will be on call 24/7 to respond to emergencies, and will also ensure that the community grounds are kept looking well-tended and attractive. Position Overview

As a Maintenance Technician, you will provide a wide range of repair and maintenance duties, including minor rental home maintenance repairs and the daily maintenance, cleanliness, and upkeep of property grounds and facilities, streets, equipment, and various utility systems. You will also provide excellent customer service within the community.

Job Duties

  • Completing routine maintenance and minor emergency electrical repairs, plumbing, sewage, construction, and street repair
  • Ensuring that lawn is manicured appropriately, weed control is regularly performed, shrubs and hedges are trimmed, etc.
  • Cleaning building facilities such as clubhouse, community offices, restrooms, laundry areas, and maintenance garage
  • Ensuring that trash is picked up daily from common areas and streets and that snow is removed from streets and sidewalks as necessary
  • Maintaining community pools, testing chemical levels and adjusting appropriately
  • Ensuring that the community is presentable and inviting at all times and that it adheres to Sun's curb appeal standards
  • Maintaining community vehicles and equipment
  • Following safety procedures while performing duties
  • Reporting all community maintenance issues and concerns directly to Community Manager/District Manager/Community Maintenance Manager
  • Assisting with the proper spotting of homes upon move-in and move out
  • Assisting Community Manager/District Manager with supervision of service contractors

  • Job Requirements

    As a Maintenance Technician, you must be hard-working, reliable and focused on providing exceptional customer service. You must also be highly organized and detail-oriented with the ability to manage multiple tasks simultaneously. It is also important that you display excellent verbal and written communication and interpersonal skills.
    • High school diploma or GED
    • Previous snow removal experience
    • Demonstrated knowledge of and broad experience in general maintenance techniques and repair work
    • Ability to endure seasonal temperatures as working conditions require constant outdoor work
    • Valid driver’s license and good driving record
    • Ability to pass a criminal background check
    • General knowledge of plumbing, electrical, and grounds maintenance
    • Proficient skills in operating various hand tools, power equipment and commercial machinery
    • Ability to provide legible written reports
    • Ability to work well independently as well as on a team
    • Basic computer proficiency, particularly Microsoft Office Suite and internet
    • Availability to respond to community needs during non-business hours (on-call 24/7)
