SUMMARY
Assist the Assistant General Manager and General Manager in the facility operations at assigned onsite community to ensure; quality customer service is provided to the client, maintenance of facilities at a maximum level, and oversight of vendors for quality control and adherence to contracts. Keeping buildings and facilities in operational condition are a priority. Duties may include janitorial during winter season, performing routine maintenance activities, notifying General Manager of needs for repairs and cleaning debris from common areas. Oversees all vendor maintenance duties on property and performs some handyman and janitorial work when necessary.
PERFORMANCE REQUIREMENTS include but are not limited to the following:
Perform a daily inspection of the common area facility documenting and preparing a punch list and/or work orders for all contractors accordingly.
Perform light janitorial work during winter months.
Perform regular inspections of all park and common areas, documenting and preparing punch lists and/or work orders for all contractors accordingly.
Coordinate maintenance with outside vendors.
Take initiative to act without need for prompting. Recognize and address problems quickly and decisively.
General administrative functions i.e. update connect with work order status.
Assist with the management of customer service calls and related work orders in accordance with established Merit and Moreno Valley Ranch procedures.
Responsible for managing facility supplies inventory and responsible for keeping them maintained and organized.
Assist with the coordination of all Moreno Valley Ranch events/activities, including facility set-up and breakdown duties, when necessary.
Ensure all safety precautions are followed while performing work.
Be courteous and pleasant to residents at all times.
Apply a pro-active approach to all areas of responsibility and strive for continued improvement and excellence throughout.
Participate in all Merit company mandatory functions and related training as requested
Perform errands as necessary
Perform any other duties as assigned by the Facility Manager and/or Executive Director

Strong customer service skills are necessary as this position has face to face interactions with clients both resident and vendor
Ability to walk extensive slope and/or flat association areas and visually inspect landscape and building areas to ensure proper maintenance
Ability to independently answer and place telephone calls. Must be able to hear in order to receive telephone calls and voice mail messages
Excellent communication skills, both verbal and written, with the ability to develop thorough and concise written communications
Outstanding administrative and organizational skills, with the ability to perform multiple tasks at the same time
Must be proficient with Microsoft Office. Must be able to work on a computer and input information into databases and spreadsheets and prepare correspondence
Must have reliable transportation, a valid California driver’s license and the State mandated vehicle insurance in order to drive through the community and attend work and meetings. It is required that employee give proof their vehicle insurance policy to Merit
Must be able to handle pressure and deadlines as they relate to the job

Previous work experience in a customer service or facility environment
EDUCATION and/or EXPERIENCE:
Two years of experience of maintenance work with one year as a supervisor.
High School Diploma or GED.
LANGUAGE SKILLS
Proficient in speaking, reading and writing English as this position requires interfacing verbally with the public, tenants, their peers and supervisors.
Ability to prepare written reports and complete log sheets.
Bilingual Spanish helpful.

WORK ENVIRONMENT
The work environment characteristics are normal office conditions at on site Community Facility. Consistent and regular attendance is required and occasional overtime may be required. There will be occasions when it is necessary to work various evenings, weekends and holidays.
