Reporting to the Assistant Vice President, the Manager will be the lead CUF manager responsible for the supervision of a project team working on assigned projects and trades to ensure on time completion within budget. He/she will have oversight of schedules and coordinate the work of Columbia trades employees and contractors on projects assigned. The Manager will ensure the quality, cost control and schedule compliance for all projects assigned to the project team. The Manager will also design and develop budget, prepare construction documents of alterations and minor construction projects. He/she will review, critique and prepare comments on schematic design development and contract document drawings and specifications, as well as other submissions by consulting architects for adequacy, constructability, accuracy, budget maintenance, and code conformance.

The Manager will be responsible for the planning of job schedules, oversight of activities and the resolution of complaints, Work Order requests and issues through effective and efficient utilization of personnel and materials. The Manager will ensure that requisitions, contracts and purchase orders are processed and closed out in a timely manner. The Manager will be responsible for the streamlining the Recovery Process of Open/Closed Work order tickets as necessary. Performs other duties and special projects as assigned.

Minimum Qualifications for Grade
Applicant MUST meet these minimum qualifications to be considered an applicant

Bachelor's degree and/or equivalent combination of education and/or related industry experience totaling 6 years with a minimum of 5 years related experience background in planning, estimating, construction superintendence or facilities management. A minimum of 5 to 7 years of related experience dealing with supervision of a wide variety of trades required such as plumbing, carpentry, masonry, painting, and/or electrical. Must have experience supervising and estimating for building crafts. A familiarity with construction techniques and the New York City building environment and codes.

Candidates must have experience in managing multiple complex projects and interact with a diverse group of clients. Enthusiasm, confidence and flexibility to support colleagues as needed. Must have excellent analytical skills, proficiency in Microsoft Excel, facility with other relevant programs, e.g. MS Project, Word, etc. Familiarity with MP2 and Excel pivot reporting highly desirable. Ability and willingness to master and deploy new systems a must. Excellent organizational and time management skills required. Must have proven ability to work in client-service environment with strong communication and interpersonal skills required.
