The purpose of this position is to direct, manage and coordinate the activities and resources for the facilities management and properties management of 12 owned buildings and 4 leaseholds located in 6 cities across Tennessee. The total square footage for these buildings is in excess of 1,5M square feet with an overall replacement value of more than $474M. The overall annual budget responsibility is approximately $34M.
Job Duties & Responsibilities
Identify the need for additional office space, evaluate current space and recommend the addition or deletion of company owned or leased properties.
Manage the company property leases both as lessor and lessee.
Oversight of the interior space planning and management for the company.
Work directly with architects, designers, engineers, etc. in creating, reviewing and implementing new projects as well as remodeling projects throughout the company.
Manage the selection, procurement and/or approval of any and all furniture, fixtures and equipment purchased by the Company as they relate to property and facility functions.
Responsible for the maintenance of all BCBST property including directing activities of the Company maintenance personnel, letting competitive contracts to outside maintenance firms and insuring compliance with contract specifications and codes.
Responsible for management of contract facility services such as pest control, waste management, janitorial, etc.
Develop and manage the building disaster recovery plans in order to quickly recover and continue operations in the event of a disruption of service.
Direct and mange the ergonomics program of the company.
Responsible for continued development and expertise of the department’s staff.
Prepare the annual operating budget as well as the capital expenditures and report regularly on any budget variances
Champion, promote and advocate for additional ISO certification in the facilities and properties areas.
Bachelor’s degree or equivalent work experience, ten or more years of progressive experience in Properties and Facilities management.
Five or more years of experience with building-related project management, in addition to the development and implementation of performance measures for building-related services.
Excellent interpersonal, team building and analytical skills demonstrated in past employment.
Excellent communication and presentation skills and the ability to effectively interact with all management and employee levels.
Experience with interviewing and hiring.
Ability to work flexible hours in order to meet the needs of the business.
Experience with a minimum of one significant LEED new construction or existing building project in excess of 50,000 S. F. Additional sustainability experience and/or LEED accreditation a plus.
