Duties: •
Manages the Development, Remodel, and Construction of stores including direction of the Architect, Engineers, Contractors, and Sub-Contractors. •
Reviews all Plans and Specifications for accuracy. •
Coordinate layouts and plans with all MOM's internal decision makers •
Work with the various store opening teams to establish timelines that meet their needs. •
Responsible for the Bidding and Negotiations with the General Contractor. •
Create and monitor Construction Schedule. Perform regular site visits. •
Approve pay applications and collect lien waivers and releases •
Ensure project is built on time and per specification. •
Monitor, approve, and minimize change orders •
Create punchlist and coordinate all items for completion in a timely manner. •
Delivers Certificate of Occupancy on time for Store Opening.
Facilities, Maintenance, and Repairs •
Manages Facilities, Maintenance, and Repairs for Existing Stores. •
Create and Manage “Pricing Menu” for Store Maintenance and Repairs. •
Source new Contractors to reduce Maintenance and Repair Costs. •
Review and Approve all Contractor Invoices.
Contracted Services •
Manage Contracted Services for each store including but not limited to Pest Control, Trash, and Preventive Maintenance programs. •
Manage Refrigerant Loss Program as to comply with EPA Guidelines. •
Conduct annual bid for Contracted Services to manage and reduce costs. •
Review and Approve all Contracted Services Invoices.
Fixture and Equipment Purchasing •
Source and Purchase Fixtures and Equipment for New and Existing Stores. •
Establish lead times with vendors to ensure Materials are delivered on time so Construction Schedule is not impacted. •
Develop and Manage Direct Purchase Program to avoid purchasing through General Contractors or Distributors. •
Continually review costs and source new vendors in order to establish best possible pricing. •
Review and Approve all Fixture and Equipment Invoices.

This position is responsible for providing overall coordination of New Store Development, Construction, and Remodels with Architects, City Officials, Landlords and Contractors to ensure stores are built according to plans and specifications and are completed on time and on budget. Oversight of Facilities, Maintenance, Repairs, and Contracted Services is critical to the success of this position. Equipment purchasing for New and Existing Stores is necessary to support the overall program.
