The Marketing Director will be in charge of implementing and monitoring marketing reports for the facility and maintain the overall advertising and marketing strategies. This position is responsible for increasing resident retention, tracking competitive trends and generating new leasing traffic. The Marketing Director will generate a marketing strategy that focuses on the owner’s objectives.

This is a Full time position requiring to work weekends.

Flexible Hours.

Primary Responsibilities

I. Marketing

Assist in the design of the 90 day marketing plan; promote the idea of reaching goals outlined in the plan. Identify potential residents utilizing market and demographic data as well as industry knowledge.

Assist the on-site staff in marketing all units, determining leasing problems and offer solutions to vacancies. Inspect all pre-leased apartments prior to the resident’s scheduled move-in.

Inform the Property Manager of current market conditions which may impact the community; identify and generate traffic of potential residents by utilizing market data and industry knowledge.

Generate new business contacts, marketing ideas, and competitive shops to increase occupancy.

Establish a marketing strategy and annual marketing budget. Assist in marketing promotions and the development and placement of ads, flyers and promotional material.

Look at reports and review to determine future leasing goals and establish the appropriate marketing strategy.

II. Administrative

Maintain an awareness and understanding of company goals and work to enhance its overall image in the market.

Develop social programs for residents, establish a resident retention program and publish a monthly resident newsletter.

Other duties as assigned.

III. Maintenance

Route any service requests needed to the maintenance team and monitor resident satisfaction in person or through follow-up calls. Pick up litter on the property and report any needs to maintenance team.
