OBJECTIVES OF POSITION

Handle refinance home loan inquiries from existing Green Tree customers. Meet with prospective loan applicants and evaluate their home financing needs, explain the available financing options, and provide guidance with the customer’s selection of the loan program that best meets his/her needs.

MAJOR ACCOUNTABILITIES
Build rapport with customers, and uncover the purpose and benefit of home financing.
Take complete loan applications from applicants, and request required documentation.
Act in the applicant’s best interest, and utmost good faith when negotiating loan terms. Make reasonable efforts to ensure the combination of the best interest rates and loan products based on the borrower’s ability to repay, and their individual circumstances.
Set clear expectations with the applicant, and explain the loan process, lock-in and appraisal policy.
Coordinate the receipt of required documentation from each applicant and upload into customers LOS- efolder within the time frames set by management.
Calculate income based on documentation received for qualifying.
Follow-up on incomplete correspondence received from customers timely.
Manage active pipeline for all originated loans through closing. Interact with Mortgage Specialists/Processors for status updates.
Follow-up on initial disclosure packages, and answer any customer questions on the disclosure package.
Initiate customer inquiries by making out-bound calls
Handle in-bound customer inquiries.
Maintain NMLS State Licensing and CE in a minimum of (3) states, or as assigned by Green Tree Management.
Maintain high levels of customer service while managing each applicant’s and support staff’s expectations.
Maintain knowledge of and adhere to all Green Tree policies and procedures.
Follow-up on incomplete correspondence received from customers timely.
Index files in efolder per required order.
Achieve an acceptable level of conversion of customer leads to closing
Other duties as assigned.
S ELECTION CRITERIA
Minimum 3 years’ home loan sales preferred
Active NMLS State Licensing in minimum of (3) states.
Previous experience in an office environment required
High school diploma
Basic knowledge of LOS Software (i.e., Calyx Point, Encompass, etc.)
Microsoft Excel and Word
Excellent phone communications skills
Demonstrated Sales skills
Ability to build rapport with customers by phone
Knowledge of industry loan products
Complete understanding of the loan process from application to funding
