Winn has an exciting opportunity for a licensed NJ Real Estate Broker . (Note: a NJ Real Estate Salesperson will not qualify for this role.)

The Senior Property Manager is responsible for planning, controlling, and directing the day to day operations of and for maintaining effective and harmonious resident relations at multiple properties. The purposes of this position are to meet the financial objectives of the ownership and management, to protect the value and integrity of the real estate, and to be responsive to all applicable government agency standards and requirements. The Senior Property Manager position often requires that the Senior Property Manager acts in a dual capacity: as a property manager, with direct management responsibility of a property or properties and as supervisor of Property Managers.

Reporting Relationships:
  • The Senior Property Manager reports to a Regional Vice President.
  • Qualifications and/or Experience:
  • MUST have a NJ Real Estate Broker’s License
  • At least 5 years of experience as a property manager
  • BA/BS in Business or related field
  • Yardi experience
  • Excellent communication skills
  • Moderate computer skills including MS Office, with intermediate to advanced Excel skills
  • Extensive regional travel required.


•Responsible for preparing and presenting the property's annual budget for approval to senior management and for the implementation of and adherence to each property’s approved budget.

•Responsible for the accurate and timely establishment of rent levels as approved by senior management, the timely collection and deposit of all rental and other payments due from residents, and the taking of corrective and/or legal action as required to obtain collection.

•Performs continual review of incoming rent schedules, scheduled rent increases, and renewals.

•Performs continual review of each property's recertification process, including the completeness, accuracy, and timeliness of all recertifications.

•Assists in the negotiation of contracts with outside vendors in accordance with company policy.

•Responsible for notifying senior property management of the timing of the property tax reassessments, the dates the tax bills will be issued, and the accuracy of the tax bill amounts.

•Responsible for the preparation and submission of the monthly budget variance report for each property, for the Monthly Manager's Report for each property, and all other required financial reporting as prescribed by company policy.

•Responsible for the routine recommendation to senior management of alternative solutions to financial issues and problems.

•Responsible for maintaining and implementing all company policies, plans, and procedures, and keeping accurate, neat, and orderly written records.

•Responsible for ensuring that buildings and grounds, apartments, public areas, roads, parking areas, and recreational facilities are all maintained according to company policy and ensuring that expenses are kept within budget.

•Works with the Regional Maintenance Coordinator as necessary to resolve maintenance issues.

•Responsible for maintaining occupancy goals and the marketing associated with reaching those goals.

•Responsible for the accurate and timely submission of marketing reports, and for maintaining current comparability studies.

•Responsible for the implementation of a site specific Resident Retention Program.

•Works with the Director of Marketing and as required and as needed to implement the company's marketing policies and procedures, to obtain assistance, and to resolve marketing issues.

•Responsible for approving all rental applications, and for ensuring that the rental application process includes strict adherence to property standards, and to all appropriate agency standards.

•Maintains the waiting list in accordance with agency requirements, and ensures that the property is in compliance with all other appropriate agency requirements.

•Supervises and participates in the Leasing and Renewal Programs.

•Participates in the hiring, promotion, termination and transfer of site personnel, including the timely submission of all required paperwork.

•Resolves personnel problems and keeps senior management informed as appropriate.

•Responsible for filing required reports regarding workers' compensation claims in accordance with company policies.

•Responsible for utilizing the company's Personal Development Program, as described by company policy, to develop, assist, train, and motivate site personnel.

•Works with the VP of Human Resources and his/her office to obtain assistance, and to resolve payroll and personnel issues.

•Conducts quarterly meetings with the residents to answer questions, understand their concerns, and communicate company or site information.

•Responsible for the implementation of security programs

•Conducts weekly meetings with the leasing staff, maintenance staff, and with each property.

Per the State of New Jersey Division of Banking & Insurance:

To qualify for a broker's license an applicant must have a high school education or equivalency and must successfully complete 150 hours of prelicensure education. Applicants must first complete a 90-hour general real estate course, and then two 30-hour courses on Agency/Ethics and Office Management and related topics. In addition, applicants must have been continually licensed and employed on a full-time basis as a New Jersey real estate salesperson for the three years immediately preceding application. After completion of all three courses applicants must submit to the Education Qualification Section of the Commission their completed school certificate and a completed Experience Report For Broker Applicant form. Following review and approval, the applicant will be mailed a Certificate of Examination Eligibility, which may be used to make a reservation to take the Broker license examination. An applicant must pass the broker license examination and apply for and request the issuance of a license as a broker or broker-salesperson not later than one year after their successful completion of the broker prelicensure education requirements.

If an applicant has ever been convicted of a crime, or is currently on parole or probation their application for a real estate license may be denied. See N.J.S.A. 45:15-9, 45:15­12.1 and 2A: 168A-1 et seq.
