The Zoning Coordinator (ZC) is responsible for supporting the Zoning Managers (ZMs) in facilitating the Site Development Process. This includes specific tasks throughout the Due Diligence, Entitlements, and Permitting phases of projects within an established real estate pipeline/portfolio. The ZC will be expected to provide critical support related to the contract related transactions, vendor invoicing, Master Service Agreements, Prolog management of data and documents, under the direction of the ZM. The ZC initiates the set-up of each project in E1 & Prolog as soon as the Deal Approval notification is published. The ZC will coordinate with outside entities related to certain deliverables such as Investigation Reports, Insurance Certifications, execution of contracts, change orders etc. During the entitlements Phase, the ZC is accountable for ensuring that all contracts and other Lend Lease policies and procedures are adhered to and in place for each project within the ZM’s portfolio. Finally, during the Conditions Satisfied and Building Permitting and Licensing Phase, the ZC is accountable for ensuring the client has been invoiced for all activities and that all outside vendors have been paid, and change orders finalized if necessary.

Support the Zoning Manager(s) in their respective markets.
Coordinate items and tasks within the Due Diligence Phase.
Complete all contractual policies & procedures associated Site Investigation Reports (SIRs)
Verify Insurance documents are collected and secure internal approval of any variances.
Planning & Zoning (P&Z) Data management in Prolog
Set-up budgets, Purchase Orders and Work orders related to the P&Z stage
Manage contractual documents · Project tracking / Reporting / data entry / updates to workspace
Project milestone tracking / Assist ZM with pipeline management / Reporting
Collection and archiving of all pertinent documents related to Entitlements and Permitting.
QC / Oversee systems and processes throughout the Site Development Process for project success.
Establish and monitor administrative procedures for the project. These procedures are to conform to established policies and procedures of Lend Lease.
Participate in regularly scheduled project staff meetings.
Develop and maintain business relationships with Expeditors, Architect/Engineers, CMs, and subcontractors.
Familiar with all Policies and Processes as they relate to this position.
Actively participate on internal team(s) that focuses on continuous improvement of the business.
High school diploma or equivalent required, 4 year degree preferred, with a minimum of four years planning & zoning related experience.
Five years experience in Project Management/Pre-construction/Zoning/Land Planning/Real Estate/Entitlements/Permitting.
Experience working with outside consultants, CMs, architects, engineers, municipal officials, and permit expeditors.
Demonstrated competency in the areas of, scheduling, budgeting/cost control, interpersonal skills, computer skills, safety, ability to communicate, both written and oral.
Competent with PC-based and web-based applications for project tracking, reporting and others. These include Excel, Word, MS Project, PowerPoint, MS Workspaces, E1, etc.
