In brief summary, the Project Engineer, Capital Projects is responsible for assisting the Project Manager in the management of apartment upgrades for assets within the applicable region of responsibility.

  • Schedule and take receipt of materials deliveries
  • Organize contractor crews to move deliveries into designated storage locations
  • Place vendor orders as directed by project manager
  • Organize and manage the materials inventory
  • Document materials transfers with contractors
  • Organize delivery records and present to project manager as needed
  • Assist with vendor invoicing and present to project manager as needed
  • Assist project manager with contractor coordination on multiple sites
  • Assist Project Manager with the planning and daily execution of construction projects
  • Serve as the onsite quality manager for assigned trades by verifying subcontractor deliveries meet approved submittal requirements.
  • Manage, direct and coordinate the subcontractor’s compliance with the Contract Documents as delegated by the Project Manager
  • Assist with the scopes of work, bid package development and helps solicit subcontractors and suppliers
  • Assist Project Manager in the review and coordination of Loss Prevention, project Sustainability Action Plan (SAP) and Quality Control Programs
  • Maintain as-built documents
  • Assist project manager with compiling and submitting owner required close-out documents and assisting subcontractors/suppliers in scheduling owner required training and documentation
  • Maintain professional relationships with customers, design team, subcontractors, suppliers, and user groups that reflect and support the Company’s core values and customer service
  • Exhibit commitment to quality by evaluating project-related processes and making necessary changes, using customer input to make improvements, and meeting/exceeding internal and external customer expectations
  • Conducts all business in accordance with company policies and procedures, state and federal laws; e.g. OSHA, ADA, Fair Housing, etc.
  • Attends work as scheduled to support the ongoing success of the company
  • Other duties, responsibilities and special projects as assigned

Candidates for this Position should hold the following qualifications and be able to demonstrate the following abilities to be considered as a suitable applicant. Please note that except where specified as “preferred,” all points listed below are considered minimum requirements.

Qualifications (Skills – technical and non-technical):
  • High school diploma or equivalent required
  • 2+ years of construction management experience
  • Valid driver’s license and clean motor vehicle record required
  • Previous experience/responsibilities for financial planning and management (maintenance or construction related) is a plus
  • Proficient in MS Office (Word, Excel, Outlook), the internet and email
  • Possesses thorough knowledge of what is needed to complete Construction projects through real world experience
  • Must possess a strong working knowledge of construction and worksite safety

  • Work is heavy with the requirement of exerting up to 100 pounds of force occasionally, up to 50 pounds of force frequently, and 20 pounds of force constantly to move objects
  • Constant climbing, balancing, stooping, kneeling, crouching, crawling, reaching, standing, walking, pushing, pulling, lifting, fingering, and grasping
  • Constant speaking, hearing, and interpreting information
  • Visually inspects community and work product to ensure compliance with company cleanliness, organization, and quality standards
  • May operate motor vehicles, power tools, and heavy equipment
  • Exposure to both indoor and outdoor environmental conditions including extreme heat and cold (dependent on community location)
  • Respirator use may be required
