Equity Office is an owner and operator of primarily Class A office buildings in multiple markets across the country. Responsible for all accounting functions for a portfolio of 10-15 commercial office or industrial properties. Review all disbursements, accounts receivable and general ledger data. Prepare financial statements, budgets, escalation billings and other analysis as needed. Function as the primary accounting resource for the property manager, property administrator, regional vice president, and vice president-property management.
Also includes assignment to a functional accounting team which will be responsible for completion of a single accounting task for all properties. Examples include capitalizing fixed assets and recording depreciation, processing real tax payments and setting tax accruals, AR and income analysis, AP accruals, capital entries, debt service, FASB13 calculations, intercompany recs, and multi-property allocations.
Review ledger detail, record adjusting journal entries, reconcile capital and tenant improvements, and lease commissions and capitalize when complete. Prepare monthly GAAP based financial statements and supporting schedules.
Reconcile all property level cash, investment, and disbursement accounts.
Review tenant receivables balances and activity. Review monthly accounts receivable sub-ledger close and transfer to general ledger.
Maintain Excel based audit workpaper file, supporting schedules, and trial balances.
Assist property manager in preparation of monthly variance report. Review quarterly budget reforecast for reasonableness and accuracy.
Develop a working relationship with property managers and property administrators. Function as liaison between the home office and property/regional employees. Responsibilities include answering questions about and ensuring compliance with accounting policies and procedures, and resolving accounting related problems.
Coordinate annual escalation process. Prepare initial package for distribution to properties. Review final packages received from properties.
Review annual budget for reasonableness including escalation budgets.
Responsible for any incidental compliance reporting such as state sale tax returns, preparing lender reports, etc.
Participation in one of the special function accounting teams.
Other Job Functions:
Prepare other financial analyses as needed (e.g. cash flow analyses, etc.).
- Review lease summaries, rent rolls, etc. on an as needed basis.
- Perform other duties as assigned.
Bachelor's Degree in Accounting or Finance and a minimum of 1 year of accounting experience required. Experience in the commercial real estate industry a plus but not required. The ability to organize and prioritize workload, work independently, and meet strict reporting deadlines is essential. Strong excel skills a must.
