Property Accountant - Perimeter 50-60k

Responsible for the daily / monthly / annual accounting for multi-family and/or mixed-use properties including the preparation of monthly financial reports to management and partners, the preparation of monthly draws to lenders, and the preparation of year-end audit and tax workpapers. Ultimately responsible for ensuring that the financial statements are properly stated, including balance sheet, income statement, statement of cash flow, and statement of capital.

Duties include:

Serve as the primary accounting department liaison to the properties, working closely with the Community Directors and Assistant Community Directors to ensure lease charges, security deposits and receipts are properly recorded in the property management and accounting software.

Assist Community Director and / or Assistant Community Director with questions regarding vendor invoice account coding and proper recording.

Review monthly pre-bills from utility billing companies and accurately post lease and utility charges to residents' accounts before the 1st of the month for all applicable projects.

Monitor cash position of properties and notify supervisor of potential shortfalls and/or areas of concern.

Initiate and record wire transfers for interest and escrow payments, management fee payments, security deposit transfers, payroll funding and accounts payable funding, and any other wire transfer activity as applicable.

Record Gross Potential Rent journal entry for all applicable projects.

Reconcile security deposit activity and calculate monthly cash transfer.

Calculate and record journal entries for management fees, depreciation and amortization, insurance, property taxes, interest, payroll, allowance for doubtful accounts and other miscellaneous items.

Review operational accruals provided by Community Director for reasonableness and record as appropriate.

Reconcile all property bank accounts.

Reconcile all balance sheet accounts, review income statement accounts for reasonableness, and prepare the Monthly Financial Workbook.

Post financial reports to community server for inclusion in the monthly reports to management & partners.

Assist Asset Manager in the preparation of monthly draws to lenders.

Monitor accounting processes and procedures to improve accuracy and efficiency and achieve departmental objectives.

Prepare audit and tax work paper files for preliminary and year-end field work and provide requested supporting documentation.

Support the Controller in the completion of special projects, as needed.

Position Requires:

Bachelors Degree in Accounting and 2 to 7 years of experience as a degreed staff / senior accountant.
