Hennepin County Diversity Policy
Put your knowledge of real estate and property taxation to work as an Abatements & Credits Specialist (REATS II) in the Property Tax Division of Taxpayer Services. This position is located at the Government Center in downtown Minneapolis.
The Property Tax Division maintains tax descriptions for all parcels of land in Hennepin County, processes special assessment levies and abatements, calculates tax rates and performs duties associated with tax forfeited land; the division also mails tax statements, collects and distributes taxes, and processes property tax refunds.
The primary duties and responsibilities for this position include: Serve as primary contact for all inquiries related to possible property tax abatements and credits.
Process homestead adjustments, valuation, penalty abatements, canceled payments and tax court orders.
Review and determine whether penalty waivers will be granted following established policies.
Administer the senior citizen tax deferral program for Hennepin County.
Perform routine tax and penalty calculations; calculate payoff amounts for deferred taxes (e.g., Green Acres/Open Space programs).
Respond to inquiries from taxpayers, attorneys and mortgage companies regarding all aspects of the abatement process.
Respond to inquiries regarding policy and statutory requirements.
Create and maintain detailed and accurate spreadsheets.
Maintain knowledge of property tax programs and law changes relating to payments and tax assistance programs. Submit reports to various county departments.
Best Qualified Candidates must have: At least two years of clerical experience maintaining real estate and/or property tax records. Certification in tax calculation by the Minnesota Department of Revenue is desirable. Experience: Proofreading and verifying information on tax related documents. Using legal real estate terminology in a work setting. Using Microsoft Office software including Microsoft Word, Excel and Access. Knowledge of complex math and the ability to calculate interest and tax amounts. Excellent customer service skills. Excellent verbal and written communication skills, and the ability to use tact and courtesy in dealing with internal and external customers. Ability to demonstrate the employee competencies.
