SUMMARY

This position is responsible for managing a portfolio of approximately 450 PetSmart properties within a geographical area of the country. Responsibilities include managing the occupancy budget for each of the properties, building a positive relationship with our Landlords, working cross-functionally with PetSmart Construction, Facilities, Legal and Accounting teams. This role also manages and approves legal process including Landlord consents and the Estoppel certificates prepared by the Lease Analysts. Perform analysis to determine the terms of the lease agreements, abstract new leases and amendments, and overall accountability for the lease financial verification and validation of portfolio.

SUPERVISORY RESPONSIBILITIES

•Directly supervises 1-5 employees in the Property Management Department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; addressing complaints and resolving problems.

ESSENTIAL DUTIES AND RESPONSIBILITIES

•Responsible for negotiating amendments to the lease and certain lease terms

•Must be able to read and interpret complex lease language

•Manage and negotiate the Landlord's requests for consent to modify the lease, which includes making business decisions that have large financial implications for the business.

•Analyze & verify approximately $14 million monthly rental payments to Landlords.

•Required to develop, create and modify SOP for Property Management Department, as required to manage daily operations of department.

•Review and approve annual Real Estate and Insurance for the entire portfolio.

•Negotiates property dispute settlements with Landlords.

•Represents company in any litigation actions.

•Responsible for providing financial reports and operational information to the Executive Committee for review and analysis.

Experience/Education Required
EDUCATION and/or EXPERIENCE

Bachelor's degree in Accounting or Finance from a four-year college or university; or four to six years' relevant experience in lease administration/desktop audits.

TECHNICAL SKILLS

•Able to demonstrate intermediate computer skills using Microsoft Office applications, such as Word, Excel, Outlook and other Property Management related software.

•Able to demonstrate intermediate-to-advanced analytical and negotiating skills.
