Transwestern, a national full service commercial real estate company is seeking an experienced chief building maintenance engineer to work in its Baltimore, MD property. The Senior Chief Engineer is responsible for working directly with Property Management and the regional engineering leadership in implementing and maintaining the energy management systems, preventative maintenance, quality standards, operating objectives, and goals of Building Owners and Transwestern. The Senior Chief Engineer is responsible for a portfolio of properties in the region. This must be done in a manner that not only protects, but also maximizes the value of the property. The Senior Chief Engineer must also exhibit legendary customer service when communicating with tenants, prospective tenants, vendors and owners.

Transwestern Engineering Management is one of the most visible positions at a property. Your contact with tenants, prospective tenants, owners, and vendors is to be guided by the highest professional standards including positive, supportive and friendly behavior.

Manage Statewide regulatory adherence to law/code, State wide due diligence for clients looking to acquire assets and directing of LEED/Energy Star building due diligence/shake down leading o creation of a client road map to LEED qualification.

Assist Property and Engineering management in the region with the day-to-day financial transactions, selection, administration, and evaluation of suppliers and contractors including but not limited to: Coordination of bidding and pricing; Recommendation of vendors/contractors; Guidelines for competitive selection; Evaluation of performance of onsite engineering staff; and Evaluation of costs.

Construction projects for Tenant Improvements and Major HVAC replacements/upgrades.

Provide solutions to property management regarding various architectural, engineering and/or environmental issues including those that arise during environmental and property audits, through accidents, tenant misuse or natural disasters affecting the property.

Maintain continued awareness of changes in environmental laws and research to establish an up-to-date and proactive approach to handling and resolving environmental issues specific to Federal, State and Local laws.

Consult with legal counsel and state agencies on environmental and engineering issues that may be imposed on properties due to past or present use as well as changes in building codes.

Screen, hire, supervise and coordinate training activities for on-site engineering staff.

Assist the regional engineering leadership to maintain compliance with all Transwestern personnel policies and procedures.

Assist Property Management in their efforts to supervise contracts necessary to maintain and enhance the value, operating efficiency, and the physical appearance of the property, including but not limited to: Engineering staff; Contracting services, including housekeeping/janitorial, window cleaning, landscape maintenance, security, parking, metal refinishing, etc.

Understanding OSHA guidelines and how to ensure that all equipment is maintained to guidelines and standards.

Respond appropriately to and assist Property Managers and Building Engineers during emergency situations at any time.

Build and maintain effective communications and relationships with the Owners and their representatives, Property Management Staff, tenants, vendors and peers.

Act as a full member of the Property Manager team, building and maintaining effective relationships, managing differences of opinion, joining team meetings, sharing ideas, being persuasive and listening effectively.


High School diploma or GED equivalent. Bachelor’s degree preferred.

Minimum of 10 years of building operations supervision with at least 5 or more employees is essential.

Intermediate to advanced Word and Excel proficiencies preferred.

Microsoft Outlook knowledge preferred.

CFC Universal Certified.

AED/CPR Certified.

OSHA 10 hours Certified.

Must possess leadership qualities and work well in a team environment.

Exceptional oral and written communication skills.

Ability to produce quality work in a fast-paced environment.

Ability to be able to handle multiple projects, changing priorities and a continually heavy workload.

Strong customer service orientation.

Must be available to provide emergency support to Property Managers and Building Engineers.

Life and carry objects up to 50 lbs. for distances of up to 30 ft.

Climb ladders and stairs.

Uses a computer in conjunction with various software packages the throughout the day
