The primary objective of this position is to assist the Estimator and above in the development of Cost Estimates, and review the progress of existing projects to ensure their completion within the parameters of the established project budget.
This position reports to and receives direction from the VP of Preconstruction.
Conduct initial analysis of drawings and specifications, ensuring required information is provided.
Provide narratives for selected portions of a project cost estimate to adequately describe scope and level of quality within an estimate.
Research selected products from a cost and constructability perspective. This includes
E-Mailing, internet research and phone calling to the subcontractor community.
Solicit sub-contractor pricing and bids for select trades in preparation of cost estimates for CM Projects and Lump Sum Bid Projects.
Review progress and construction documents for constructability.
Lead and participate in discussion regarding alternate detail and materials for specific areas or trades.
Provide and present Value Management options and costs for select trades to Preconstruction Director
Assist Operations in the Procurement Process as per local office customs including preparation of Scope Leveling Sheets, Bid Leveling of Subcontractors and Vendors.
Coordinate administrative staff in sending documents to vendors.
Attend and participate in estimate presentations to clients.
Participate in PEER Reviews as required by the Risk Register.
Train and develop Estimators and Preconstruction staff.
Have the ability to do complete estimates on sections of larger projects and full estimates on smaller to mid size projects. This includes negotiated and lump sum projects.
Have an overview understanding of the companies risk management process.
Complete all activities with pride of ownership.
Highly proficient in selected company technology as related to Preconstruction. Specific use of prescribed systems such as Microsoft Applications, xPRES applications, INSITE, Grade Beam/iSqFt, etc.
Ability to make decisions, work independently and coordinate with Preconstruction Director.
Have a basic understanding of all building systems including MEP.
Have basic understanding of VDC/BIM and its applications.
Ability to meet critical project deadline, willingness to coordinate and work as a Team Member.
Ability to communicate orally and in writing in a clear and concise manner.
College degree in Architecture, Engineering or Construction Management.
Ability to read blueprints for all disciplines.
Ability to read all specifications and note the important information and communicate the findings to the team and subcontractors.
Minimum 5 years experience in Cost Estimating/Preconstruction or a minimum of 7 years total in the construction industry.
