Job Summary -
The Project and Facility Management, Americas team at
Iron Mountain is a key part of the Global Real Estate
(“GRE”) organization and is responsible for both the
strategy and execution associated with facility
management and project management in North America (NA)
and Latin America (IMLA) which represents approximately
85% of the total Iron Mountain portfolio and over 700
locations. The function is responsible for both the
strategy and execution associated with facility
management and project management in the Americas. The
Sr. Project Manager of Project & Facility Management,
Global Real Estate will report to the Vice President,
Facilities and Project Management, the Americas (VP) and
will take a leadership role in communicating to internal
clients, in managing outsourced partners, for partnering
with Global Procurement and our outsourced partners to
drive cost effectiveness and quality in delivery of
services and in the budgeting, forecasting and financial
oversight of the services the function delivers in each

of the four North American Operations (“NAO”) Areas:
East, Central, West, and Canada.
The Sr. Project Manager of PM/FM, Global Real Estate is
responsible for the delivery of all project management
services and facility management services in identified
and specific NAO Area. The incumbent will lead a team of
external project managers as well as facility managers
through an outsourced vendor partner model to execute in
the various Territories for which he/she has
responsibility. The incumbent will be directly
responsible for the development of and adherence to
annual capital and facility budgets. The budgets will be
developed in cooperation with internal business clients
in each theatre as well as finance and other supporting
functions (such as Security and IT). In addition the Sr.
Manager will be a key player in Global Real Estate’s
(GRE) effort to outsource and centralize facility and
project management processes in the geographic area of
responsibility.
The Sr. Manager would be responsible for the following

initiatives among others:
  • Direct alignment with the customer base through the
Director of Facility Compliance in each Area. This
alignment will provide the day to day insight into
the strategy of our NAO customer base and the proper
direction and partnership for project and facility
execution.
  • Improve the North American facility management
program through a combination of initiatives,
communication, financial oversight, leveraged spend
and relationship building and strong vendor
management.
  • Direct accountability for the Territory budgets
within the Area.
  • Directly manage the relationships between the
customer base and the two one (Canada), two (West,
Central) or three (East) CBRE FMs and corresponding
team of Technicians
  • Facilitate both a weekly call to review all open
work orders in the Area as well as a monthly call
for each Territory in the Area in order to update
the customer base on the status of open items, the
Territory spend vs. budget and the level of
satisfaction within each Territory.
  • Develop and maintain excellent relationships with
business leaders from the specific NAO Area Team as
well as the overall NAO leadership Team.
  • Responsible for the rack remediation program
development and annual implementation in the Area.
  • Responsible for the Facility Upgrade Program (“FUP”)
program development and execution for the Area.
  • Responsible for overseeing all facility capital
projects in the Area. This will entail management of
a team of outsourced project managers and a project
coordinator to meet schedule, budget and customer
satisfaction metrics. Will be directly responsible
for the success of the capital project program in
the Area.

Job Requirements:
Education and Experience -
University degree in engineering, facilities management,
architecture, business/finance or equivalent is
required. Advanced degree in a related field is strongly
preferred. Professional licenses (P.E., AIA) or
certifications in related fields are desirable (MCR, CPM
and RFA certifications, etc.)
The candidate should have a minimum of 10 years of
increasingly responsible facilities management, project
management and client facing positions in a corporate
real estate setting (in-house or vendor).
Key Relationships -
The Sr. Manager will report to the Vice President of
Project and Facility Management for the Americas (VP)
and will be responsible for the success of the FM
program as well as all facility related capital projects
in the Area. The Sr. Manager will interact with
Directors and Managers in Global Procurement as well as
Directors, Manager and Vice Presidents in Security on a
regular basis to accomplish their work. In addition the
Director will work in collaboration with the Global Real
Estate’s VP of Global Client Solutions, the Director of
Transactions and the Director of Engineering as well as
their staffs.
The Sr. Manager will interact regularly with the
businesses Directors of Facilities and Compliance, their
Territory Vice Presidents, their Vice Presidents of
Business Operations, their General Managers and their
centralized finance leads. In addition the Sr. Manager
will work directly with the outsourced partner’s (a)
Alliance Director (the senior most person from the
outsourced provider); (b) Area Facility Managers who
report to the Alliance Director and (c) Finance
Director.
Critical Competencies
  • Demonstrated proficiency in asset, facilities and
property management, project management, real estate
budgeting/accounting
  • Experience with leasing, contract and vendor
management.
