This position is responsible for reviewing the documents in the file and putting them in stacking order. Duties include identifying and ensuring the correct documents have been used and completed for the closing.
ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES:
•Ensure the delivery of loan documents to the investors within the time frames established by the investors on the Secondary market.
•Review all loan packages for proper documentation and ensure documents are signed properly.
•Pull and type endorsement clause on notes for whole loan sales.
•Prepare necessary delivery schedules to include: loan schedules, loan submission forms, delivery summary forms and other delivery forms required by the investor.
•Place loan files in stacking order for each investor, copy file and ship to investor.
•Update Baker Hill and prepare checklist, identifying any deficiencies, (missing or corrected documents, etc.), that need to be followed for tracking purposes. Inform proper party to obtain.
•Coordinate efforts with the attorney and title company to obtain documentation needed for loan delivery. Recorded mortgage, final title policy.
•Send assignment to be recorded.
•Complete follow up with counties to ensure receipt of recorded documents.
OTHER JOB FUNCTIONS AND RESPONSIBILITIES:
•Pull the investor’s entire deficiency list at least 2-3 times a week.
•Clear any deficiencies on a daily basis, as you receive them.
•Pull all necessary documents for Freddie/Fannie audits, and follow up as necessary.
•Provide customer service to clients whose loans have been sold, as needed.
•Maintain records for files delivered, following up on funding, to send out goodbye letters.
•Backup for Post Closing Documentation Clerk, and Shipping Clerk.
•Assist in the training of Post Closing Documentation/Shipping Clerks.
•Prepare as needed MIP/FUNDING FEE Premiums.
•Provide backup to Supervisor/Manager in their absence.
•Perform other duties as assigned.
•Basic PC (which includes word processing, spread sheet, and graphics) and calculator skills.
•Keyboard skills of at least 50 wpm.
•Previous knowledge of loan documents.
•Two years as Post Closing Shipping Clerk or a Paralegal degree
•High school diploma required
INTERPERSONAL SKILLS AND COMPETENCIES REQUIRED:
•This person in this position will be expected to perform post closing functions on an average of 200 files monthly. This recommendation assumes a moderate to high level of automation in the working environment.
