The Senior Property Manager is responsible for planning, controlling, and directing the day to day operations of and for maintaining effective and harmonious resident relations at multiple properties. The purposes of this position are to meet the financial objectives of the ownership and management, to protect the value and integrity of the real estate, and to be responsive to all applicable government agency standards and requirements. The Senior Property Manager position often requires that the Senior Property Manager acts in a dual capacity: as a property manager, with direct management responsibility of a property or properties and as supervisor of Property Managers.
The Senior Property Manager reports to a Regional Vice President.
Qualifications and/or Experience:
MUST have expereience in residential property management (8+ years total)
At least 5 years of experience as a property manager
BA/BS in Business or related field required
Yardi experience preferred
Excellent communication skills
Moderate to excellent computer skills including MS Office, specifically Excel
Extensive regional travel required (80%)
Oversee the operations of up to 700 units in the Florida portfolio to include safety, maintenance, marketing, security, and social services
Prepare budgets annually, implement and adhere to them, and provide monthly variance reports
Oversee each property's recertification process
Establish rent levels, increases, and renewals in cooperation with senior management, ensure timely collection and deposit of rents, and take corrective or legal action as required to obtain collection when necessary.
Assist in negotiation of contracts with vendors
Coach and manage a team of 6 Property Managers and be involved in recruiting, hiring, training, performance evaluations, and terminations of a staff of up to 50 employees.
Establish weekly meetings at each property, with leasing consultants, and with maintenance.
Demonstrate a comprehensive understanding of the competition, general market area, and product knowledge.
