Village Green has an immediate Service Manager position available in the Detroit region.

The Service Manager responsibilities will include:
ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES
Plans and directs the activities of the service staff. Trains, evaluates, and appropriately disciplines all direct reports. Conducts timely reviews and ensures appropriate / adequate staffing
Provides written monthly energy management recommendations for the building(s)
Documents replacement of appliances, carpet, vinyl, water heaters, condensers, etc., in all units. Also tracks systems repairs, apartment painting (full paint or touch-up), refrigerator coil cleaning, and carbon monoxide checks, and other major repairs
Maintains an adequate inventory supply level while ensuring service shop is clean and organized
Performs daily pool/spa inspections (in season) to ensure proper water chemistry and cleanliness of pool/spa area, and to ascertain needed repairs or improvements
Identifies capital improvements and obtain required estimates/bids
Assists in budget preparation for maintenance expenses
Adheres to established policies related to fair housing
Maintains confidentiality of co-workers, management, owners, past and current residents, vendors, and all outside contacts
As predetermined by the owner-approved budget for the property, the service staff member(s) is / are required to use their own labor to perform carpet cleaning, apartment cleaning, and interior painting without the use of outside contractors.
Scheduling / contracting vendors to perform apartment turnover services that exceed the budgeted amount in the given month, will require the written consent of the Property Manager.

Requirements

The Service Manager must have previous maintenance supervisory experience as well as excellent customer service and computer skills. Candidate must have extensive knowledge of plumbing systems, appliances, water heaters, chillers/boilers and air conditioning units.

The ideal candidate will also possess and HVAC or EPA Universal Certification, be available for on-call purposes, and have the flexibility and ability to work weekends when necessary.

High School diploma and Stationary Engineering License Required
Prior High Rise Building experience is a must.
Excellent mechanical and electrical aptitude - must score an 80 % or higher on the pre-employment maintenance test
Previous hotel, commercial and/or apartment maintenance experience preferred, as well as previous supervisory experience
Must have the availability to work a flexible schedule any day of the week, including being “on-call"
Ability to provide direction and instruction to subordinates, and to communicate effectively with residents, supervisors, vendors, and others
Previous plumbing, electrical, mechanical, carpentry, water treatment, and pool/spa maintenance experience required
HVAC (boilers, chillers, split system, and heat pump) knowledge required as well as EPA 608 certified
Must be able to read and write service request
