Senior Manager, Special Projects Construction

Field Based (Supporting Northeast States)

Reports to: Director, Construction Purchasing

Manage the construction and due diligence process for remodels, drive-thru retrofits, expansions and other various projects including budgeting, forecasting, and efficiently communicating with external and internal personnel.

Manage overall project schedules utilizing Accruent to continuously update any and all Company projects.

Manage overall project(s) by reviewing plans, specifications, submittals, shop drawings, qualifying GC's, reviewing bids, recommendations, contracts, working within Accruent, etc.

Manage schedule forecasting for Company and Franchise bakery café projects.

Identify, manage and minimize risks associated with challenging project variables throughout entire project lifecycle.

Manage all Company projects for GC compliance including financials, requirements per the GC contract, quality of work, draw request, redlines, change order process, final cost, final documentation, generation of the punch list, sign off of the punch list, turnover check list, etc.

Communicate and manage suppliers and vendors by working through Purchasing as well as working directly with all suppliers and vendors. Responsible for the correct specification and meeting the established time lines and cost.

Manage internal & external communications with Design, Real Estate, Legal, Purchasing, Operations, Construction, consultants, permit expediters, landlords, utility companies and City officials throughout the life cycle of the project.

Manage the distribution and tracking of all incoming and outgoing plans and specifications from Existing Conditions (EC) packages and Site Investigation Reports (SIRs) through final construction documents.

Review OPS plans, phase one documents, CD's (permit set, construction set), prototype changes for all new company bakery cafes.

Maintain consistent focus on assisting development teams in reducing timelines and overall project durations from pre- 1


pass, initial Development Committee review (1


Pass) to intermediate review (2


Pass) through final review (CDO) to ultimately increase team productivity.

Prepare and present project status reports with team on all applicable development projects at regularly scheduled project status meetings.

Manage the shop drawing review and approval process on all projects where required.

Manage the review and approval of general contractor, sub contractor (when applicable) and miscellaneous contractor/ consultant payment applications.

Responsible for ensuring that all documentation is accurate in order for Panera to apply for LL allowances and credits.

Manage enforcement of Rules Of Engagements prototype standards and specifications.

Manage and develop external construction and consultant resources.


BS or BA in related field preferred.

Five years experience working in job-related field such as construction project management, Construction, working for a General Contractor/ sub contractor, Development Company or similar fields.

Exceptional written/verbal communication skills.

Excellent computer skills including proficiency in Microsoft Office applications.

Strong organizational and scheduling skills.

Ability to work both independently and as a team player.

The ability to thrive in a fast paced, high pressure environment.

Ability to drive multiple project timelines and schedules simultaneously.

Ability to work with internal and external individuals within the Architectural, Design, Construction, Real Estate and local City Building and Planning communities.

Strong work ethic, high degree of professionalism with the ability to work with little supervision, handle multiple tasks in an organized manner, produce quality work and meet strict deadlines.

Excellent oral and written communications skills, highly organized, detailed oriented, ability to be self-starter, work independently and in a team environment.

50-75% travel required.
