Maintenance Superintendents oversee and coordinate the workers who maintain and repair electrical, plumbing, ventilation and other building systems. They may be responsible for evaluating problematic systems or facilities and determining what installation or repair services need to be performed. Supervisors hire workers, organize schedules and assign work activity. They may perform training to ensure individuals have all the requisite skills. Additional responsibilities include developing and implementing maintenance procedures and maintaining personnel records.
The maintenance supervisor will be required to assist in preparing and planning for the maintenance budget and works with the property management to ensure that maintenance operations remain within budgeted guidelines. They will be responsible for making sure replacement parts and tools are maintained at adequate levels and that shop areas are neatly organized, clean and safe. The maintenance supervisor will perform daily maintenance request and will be required to participate in the on-call emergency rotation. They will be responsible for all aspects of property maintenance.
