Primary Responsibilities
  • Own and provide strategic leadership for all areas of Maintenance Operations of entire Apartment portfolio, currently 125 communities (approximately 50,000 units) located throughout California, with highest concentration of units in Orange County, San Jose, and San Diego regions - with rapid growth anticipated in next 5-7 years
  • Establishes enhanced maintenance standards, preventive maintenance programs, training programs, and accountability for maintaining the assets at the highest level for on-site team
  • Oversees and directs Purchasing/Procurement Department, Contract Administration, Landscape Management, Safety Programs, and Capital Projects
  • Works closely with Development Team to assure projects are built with long-term asset ownership and maintenance in mind
  • Primary resource to Legal department for all construction, maintenance, and safety issues
  • Provides and executes a long-term strategic plan that enables the Maintenance Operations Department to support a rapidly growing portfolio
  • Creates and implements development/training strategies and plans for Senior Directors, Directors, and Project Managers of Maintenance Operations
  • Works in partnership with Operations leadership team to establish and execute comprehensive strategic plan to achieve business goals

Additional Qualifications:
  • Experience: Minimum 10-15 years of work experience with increasing responsibility in overseeing the maintenance operations of various types of real estate assets in multiple regions. Multifamily, hospitality, and commercial experience preferred
  • Education: An MBA or other advanced degree related to real estate operations, management, or facilities management is highly desirable
  • Proven experience and demonstrated ability to lead and manage teams in multiple locations/regions
  • Strong maintenance operations experience: ideally has worked in senior management role for 10+ years in large-sized corporation with 500+ employees
  • Extensive experience in planning, execution, and management of Capital investments over $50M annually
  • Strong business understanding of economic, environmental, legal issues around real estate ownership. Experience with value-add investment strategies
  • Experience as a dynamic change agent' with proven ability to execute leading edge initiatives while retaining and motivating teams and creating results
  • Demonstrated experience in applying technology to improve business operations. Experience implementing purchasing tools, maintenance management software, and other new approaches to the business is crucial
