Job Function
The Vice President, Real Estate Development will be responsible for providing oversight of strategic planning, design and construction all real estate development projects, managing client relationships, negotiating and resolving operational issues, leading and managing Project Managers, construction contractors and third party consultants.
Responsibilities
Develops business plans for new projects. Manages and leads internal development team. Identifies and evaluates proposed land development and other opportunities including site selection, acquisition, market and financial analysis. Negotiates joint venture partnership agreements and works with partners to oversee projects from start to finish. Manages construction contractors and other third party consultants, assuring the accomplishment of major construction projects. Negotiates construction and other contracts with corporate and outside counsel. Manages the new development effort – including conceptual design, value engineering, construction contract negotiation and close-out. Effectively transitions new development projects to property management operations. Prepares cost analysis of proposed projects and construction timetables. Participates in finance and construction loan negotiations with prospective lenders.
Skills/Experience
Bachelor’s degree in economics, business administration or real estate management or equivalent required, Master’s degree preferred. Previous experience directing a national real estate development group (preferably for publicly traded REIT). Strong 10+ year background in all phases of real estate development. Working experience with land development, site plan design, ground up construction, redevelopment and tenant improvements. Experience working with construction contractors, architects, third party consultants, attorneys, accountants and others in development of real estate projects. Ability to represent company with new or existing tenants and work through tenant improvements and other major construction projects. Expertise in financial reporting and analysis for real estate construction projects. Must be able to negotiate legal and business agreements including operational, development, financial and design.
