Processing "Pick a Pay" loans for refinance and referral for Loan Modification. Processed completed files for submission to underwriting. Ensured that files had all documentation and that the documentation was complete and accurate. Requested tax transcripts as required. Submitted loan files in a timely fashion. Contract ended when loans were transferred to Wells Fargo for Loan Modification workouts.

Underwrite files for submission of financial packages to lenders for review and decision. In February job description changed with added responsibilities. I worked with lenders to establish affordable rates and payments.

Manage relationships with 7 lenders working out packages for affordable rates/payments. Review and underwrite files according to lender guidelines. Rework files with deficits and surplus to determine if lenders have the correct figures worked out for borrowers to qualify for modifications, restructures and payment plans. Resolve difficult cases, i.e.; foreclosures, bankruptcy and defaults. Analyzing credit reports and income documents. Consulting with lenders/servicers on decisions. Explaining terms of modifications to borrowers. Workout options.

Travel to various locations-states as a due diligence underwriter. Worked with staffing agencies such as Clayton, Global Financial, Global Investments, etc.Duties were to underwrite closed mortgage files in pools for investors. Pools would contain the following: adjustable rate mortgages, interest only loans, FHA, VA, and Conventional (various programs; i.e.: stated income, NINA). Files were reviewed, analyzed and rated accordingly. Reviewed performing and nonperforming loans. Scratch and Dent. Lenders: GMAC, Americus, Argent, Morgan Stanley, Countrywide, Citibank, etc.

Remote Underwriter (out of Memphis) with Taylor, Bean and Whitaker. Underwrote FHLMC/LP, FNMA/DU and manually. The products that underwritten were investment properties, manufactured homes, stated income, refinances, construction and construction perm (refinances and purchases), purchases and self employed borrowers. Underwrote FHA and VA loans. FHA loans were signed off on due not having my DE. Attended FHA seminars. Underwrote 6 test case files to obtain my DE but left prior to getting my DE.
I was a CBO (Community Banks Online) team member. Team consists of seven remote underwriters throughout the country. I maintained contact with banks that I underwrote for and offered excellent customer service (have emails of excellent service and job well done from lenders). My first year at TBW I underwrote broker loans and then it was decided that a team be formed to service banks only due to the high volume of loans received by banks.

My job duties included traveling throughout the US and processing FHA and VA loans, QC audits, compliance, file reviews, underwriting, due diligence, DU and LP underwriting and processing, FHA and VA closings.

My expertise is government loans as I worked strictly government loans from 1983 to the early 2000 when changes took place in the mortgage industry.
