The Leasing Agent's main responsibilities include managing and fully participating with the leasing staff to assure a successful lease up annually as well as meeting specific sales goals weekly and monthly.
Essential Duties & Responsibilities:
â€¢ Greeting, qualifying, and showing and closing prospective residents.
â€¢ Inviting prospects to tour.
â€¢ Recording traffic and leasing activity
â€¢ Monitor occupancy and availability of units.
â€¢ Verifying applications and notifying applicants of approval or denial.
â€¢ Maintaining lease expiration programs.
â€¢ Complete follow-up of all rental inquiries.
â€¢ Preparing move-in packages and lease paperwork.
â€¢ Walking through units to ensure they are ready.
â€¢ Conduct resident surveys as directed by the General Manager.
â€¢ Collect deposit and/or fees associated with move-in.
â€¢ Participate in property inspections, quarterly, move-in and move-out.
â€¢ Ensuring that the grounds, showing routes, models, leasing carts, and office are ready to use and view.
â€¢ Assisting with marketing of community on campus.
â€¢ Maintain monthly market survey and knowledge of competition.
â€¢ Negotiate lease renewals with current residents when possible.
â€¢ Assist in the performance of turn events as directed by the General Manager.
â€¢ Preparing service requests and assigning staff to duties.
â€¢ Address complaints and resolve issues in a timely and professional manner.
â€¢ Overseeing move-out of residents.
â€¢ Keeping up-to-date resident database.
â€¢ High School diploma or equivalent required
â€¢ Previous experience in leasing required!
â€¢ Strong arithmetic as well as excellent communication, customer service, and organizational skills are necessary
