PURPOSE

Schedules, oversees and coordinates custom home/structure construction to ensure projects have appropriate project management back-up and coordination with company component/materials production; may be considered manager-in-training position for full construction management responsibilities.

ESSENTIAL DUTIES AND RESPONSIBILITIES

1.

Assists in the preparation of estimates and material take-offs of customer home/structure projects; acts as liaison with company manufacturing function to ensure that required materials and components are in stock or develops detailed production order to ensure that materials are ready when needed.

2.

Monitors construction schedule in order to coordinate the delivery of materials, sequence of contractors and optimize use of equipment and manpower; maintains progress against target records for construction activities.

3.

Assists in negotiating subcontractor agreements including costs, schedules, and quality standards to ensure that targeted profit margins are maintained.

4.

Ensures all building permits are obtained and inspections are scheduled and signed off. Coordinates completion of needed changes as indicated by inspector’s walk-through.

5.

Provides ongoing oversight of construction activities; regularly visits construction site to oversee and inspect construction at various phases such as excavation, foundation, carpentry elevation; oversees skilled subcontractor work such as installation of plumbing and electricals; ensures that construction meets code and company quality requirements; informs management of situations that would compromise achievement of construction as scheduled.

On occasion may be required to perform duties of a Carpenter.

Troubleshoots problems on the construction site; writes change orders, recommends adjustments to construction schedule, discusses and resolves quality of work issues with subcontractors as needed.

8.

Understands and observes all safety procedures and practices in order to prevent injury to self or co-workers; attends periodic safety meetings as required; may recommend changes to improve safety procedures.

9.

Leads and directs employees including assigning, monitoring and reviewing work progress and accuracy, providing guidance, addressing escalated issues and training less experienced team members. May provide input on the performance of assigned employees to management.

10.

Other duties may be assigned.

COMPETENCIES

Advanced knowledge of building codes and permit process

Advanced knowledge of company products and construction practices

Ability to plan and coordinate work processes to maintain and increase manpower and equipment efficiency

Skill in project management

Ability to use project tracking software

·

Ability to fulfill all supervisory responsibilities

Communication skills sufficient to speak before teams and work groups to explain work rules, product standards and productivity goals

·

Ability to read and write work schedules and reports

·

Ability to read and understand blueprints and architectural design documents

·

Knowledge of basic math, counting and estimating

·

Customer service orientation

·

Valid driver’s license; drive to and from construction sites

·

Proficiency in Microsoft Office Suite

MINIMUM REQUIREMENTS

High school diploma or General Education Degree (GED) and five (5) years experience in the construction trades; or equivalent combination of education and experience.

May be required to frequently lift, carry, push, pull, or otherwise move objects up to 25 pounds, and on occasion up to 80 pounds.
