VP - Real Estate Acquisitions
The Vice President will be a key member of the Real Estate Acquisition Group and will actively participate in the execution of business plans for a diverse portfolio of opportunistic debt and equity investments across numerous property types, with a particular focus on Texas.
Business Plan Execution - Work with the real estate acquisition team to ensure successful execution of investment specific business plans.
Underwriting - Work with the acquisition team to ensure successful execution of investments and creation of specific business plans through due diligence, research, analysis and strategizing.
Perform research, and study market and financial data.
Financial Modeling - Create, modify, and maintain complex financial models related to project construction, financing, lease-up, operations, acquisition, and waterfalls. Perform ad hoc analyses including the preparation of sensitivity, scenario, and yield analyses.
Analysis - Create investment proposals through the evaluation of financial data used to make critical investment valuations and decisions through underwriting and financial modeling.
6-10 years of direct real estate experience; urban real estate experience preferred.
Strong command of principles of accounting and finance including preparation and understanding of fundamental financial statements; discounted cash flow/internal rate of return analysis; net present value; ratios analysis including valuation ratios and real estate specific metrics such as untrended and trended returns on cost, leverage ratios, and cash yields; and debt service calculations including preparation of amortization schedules.
Superior real estate modeling skills including the ability to efficiently and accurately model complex debt and equity cash flows including (i) senior and junior loan participation (A/B) cash flows; (ii) accruing and non-accruing senior and subordinate (mezzanine) loans with or without pre-funded interest reserves; (iii) preferred equity; and (iv) joint venture equity waterfalls with multiple promote tiers including IRR look-back analysis. The candidate should demonstrate modeling best practices in building dynamic, logical and efficient models with quality control tools. Must understand sources and uses, sensitivity analysis, and scenarios analysis.
Transaction, underwriting, and due diligence experience considered a significant plus.
Understanding of key agreements including leases, purchase and sale agreements, management and leasing agreements, partnership agreements, loan documents.
The successful candidate will be a team player, who will have strong interpersonal/communication skills, and interact with both staff and partners in an effective and confident manner.
Graduate from top colleges/universities; MBA preferred
