Under direct supervision of the section supervisor perform technical, research-oriented, mass-appraisal work for use in the valuation of property. Assist other appraisal sections in the performance of their duties.

Major Duties and Responsibilities Summary:
Assist in the collection of raw sales data and manipulate date using computer sorting and statistical packages.
Make field market inquiries and verify sales data.
Assist in responding to public complaints and questions.
Measure and draw basic property dimensions and collect descriptive and analytical information with respect to area of responsibility.
Learn how to conduct basic property appraisals.

Minimum Qualifications:
High school diploma or GED, plus two (2) years office/clerical experience.
Knowledge of basic mathematics and general office procedures.
Ability to identify and isolate market determinants of value.
Ability to use a computer in support of assigned tasks and to learn computerized appraisal systems.
Ability to learn basic property appraisal techniques, property-coding system and to learn to read maps and locate parcels from maps.
Ability to follow oral and written instructions.
Must have good oral and written communications in English.
Ability to interact effectively and professionally with the public, supervisors, and co-workers.

Screening and Compliance:
The offer of this Bernalillo County position requires compliance with the following:

Employee must successfully complete the post-offer employment medical examination.
Employee must comply with the safety guidelines of the County.
Must have a valid New Mexico driver's license by employment date and retain a valid NM driver's license while employed in this position.

Working Conditions:
Essential duties are performed both indoors and outdoors.
Indoor duties are performed in a temperature-controlled environment. Worker is exposed to natural weather conditions while performing outdoor duties.
Worker may be exposed to various dusts and mists while performing appraisal duties.
Indoor duties are typically performed on an even and dry surface, which may be carpeted or tiled with occasional use of stairs. Outdoor duties may be performed on even or uneven surfaces, which may be dry or wet. Outdoor duties may be performed on inclines or hills and on surfaces such as natural ground, concrete or asphalt.
Most duties are performed under direct supervision. Worker may perform certain duties as part of a team.
Work hazards, or potential work hazards, include frequent driving of vehicle and occasional climbing and descending staircases, ladders, and fences. Wild and domestic animals may be a hazard.

Equipment, Tools, and Materials:
Equipment typically used in the performance of office duties include calculator, computer terminal and keyboard, typewriter, telephone, photocopy machine and telefax machine.
Vehicle is used on a frequent basis in traveling from property to property.
Equipment, tools or materials used at appraisal sites include various measuring devices, clipboard, writing instruments, blueprints and architectural scales for sketching of property.
Materials typically used in performance of office duties include various documents, writing utensils and an assortment of office supplies and equipment.

Mental Functions:
Must be able to apply mathematical knowledge in taking measurements and in maintaining appraisal records.
Must be able to organize and prioritize tasks and duties.

Physical Functions:
Work is sedentary approximately 50% of the time. Must be able to stand/walk approximately 50% of the time.
Must be able to lift and carry up to 30 pounds on a frequent basis.
Must be able to climb and descend ladders and staircases as necessary.
Must be able to crouch and kneel occasionally.
Must be able to bend at the waist and twist/rotate occasionally.
Must be able to work with arms extended, away from body or overhead to perform various measuring functions.
Must be able to work with arms bent and push/pull with arms as needed.
Must be able to lift and carry 30 lbs. over all surfaces on a frequent basis.
Must be able to use legs and feet to control pedals in the operation of a vehicle.
Must be able to use hands and fingers to grasp/manipulate equipment and materials used in the performance of essential duties.
Must be able to coordinate use of hands and eyes in operation of equipment and a vehicle.
Must possess good visual acuity to accurately observe and appraise real estate property.
