About the Position

The Construction Manager will be responsible for planning, organizing, securing, managing, leading, and controlling resources to successfully obtain the goals and objectives of assigned construction projects.

Responsibilities (may include but are not limited to the following, may be delegated to onsite super):

• Create and maintain construction schedule
• Define construction tasks and resource requirements
• Have complete understanding of plans and all aspects of the construction of the project
• Have complete understanding of the project site to include logistical challenges, neighborhood concerns, municipal restrictions and any other potential issues that could affect the construction activities
• Control costs to keep project on budget
• Assist the Purchasing Manager to ensure procurement of all materials and contractors
• Ensure timely and accurate processing of construction invoices
• Ensure Quality Assurance per company checklist’s, applicable building codes and common sense.
• Ensure company online management systems are being properly maintained
• Ensure all applicable permits and inspections are obtained, posted and kept current
• Ensure day-to-day supervision and management aspects of the project and scope
• Project evaluation and assessment of project results
• Minimize exposure and risk on a project
• Anticipate and provide, or recommend, solutions to potential issues
• Resolve and/or escalate issues as necessary
• Suggest areas for improvement in internal processes with possible solutions
• Comply with, support and help implement company policies and procedures
• Act as primary point of contact for neighbors, inspectors, contractors, suppliers, government officials
• Assist in managing and training junior personnel
• Conduct Turnover to Sales, Buyer Property Orientations, and Buyer Walkthroughs
• Provide assistance with Warranty Claims as requested

Physical Requirements:

• Work outdoors in all weather conditions
• Traverse uneven ground
• Regularly climb multiple levels of stairs
• Bend and squat
• Lift up to 50 pounds
• Fully extended reach in all directions

Environment:

Field construction work is performed outside so exposure to all types of weather conditions, including extreme heat and cold, is common. Personal protective equipment, including but not limited to hard hats and safety glasses, must be worn in all areas as required. Construction sites have inherent risks and extreme care must be taken when performing onsite services.

Work Schedule:

Varies. Must be available 8 am – 5 pm Monday through Friday. May be required to be available
off-hours and on weekends as scheduling and projects dictate.
