This position is responsible for the management and project leadership of corporate real estate in support of the operations of Praxair and its subsidiaries in the U.S. and Puerto Rico, as well as the occasional international assignment.
Interact with vendors, lessors, REITS, appraisers, brokers and various real estate executives throughout the U.S. This position entails constant contact with internal staff ranging from operations to senior management.
Establish processes and evaluate the procedures on a regular basis, such as: real estate procedures, lease and contract language as well as corporate policy relative to aspects of liability. Additionally, individual will be responsible for establishing procedures and policy as necessary.
Manage database of all leased and owned properties, including: abstracting and data entry of leased and owned property documents; deletion of terminated leases and sold properties; continuous updating of rent schedules, terms and conditions and notices for leases; continuous updating of inconveyances/outconveyances and other events involving owned properties. Has authorization for disbursements in the amount of $100,000.00 relative to the ongoing real estate obligations.
Manage database of imaged surveys, miscellaneous drawings and deeds which allows for instant reproduction of such items. Administers long-term retention of said surveys in conjunction with central files.
Interpret documents for database and central files, all new leases and lease modifications for rent payment and escalation data, key terms and conditions and notices for future action.
Interpret documents for database and central files, all owned property transactions.
Interpret documents for database and central files, all transactions involving pipeline easements and other right-of-way documents, including track, water lines, sewer lines, electric lines, et.
Analysis and audit monthly and annual lease payments for Praxair and subsidiaries via database/accounts payable coordination (request and approves) specific payment.
Analysis and audit escalation payments as required under lease provisions, including operating expenses, real estate taxes, leasehold improvements, insurance, etc. via database/accounts payable coordination and specific requisitions for payment.
Proactively monitor and guide business management on an ongoing and regular basis relative to responding to key lease provisions, including expirations, exercise of options, rights of first refusal, options to purchase/expand, cancellation options, etc.
Negotiate with Lessors and Lessees individual lease transactions (up to $100,000.00 annual value), including negotiation, drafting, review and revision of documents; coordination with businesses; logistics; etc. (involves all types of leases and pipelines, including periodic amendments).
Negotiate divestitures/sales of owned properties (transaction value up to $500,000.00) including broker coordination, purchase and sale agreements, closing documentation, title work, surveys, appraisals, etc.
Review, negotiate, revise and finalize draft leases, easements, estoppel certificates, Subordination, Non-Disturbance and Attornment Agreements, lease amendments and all other real estate documents.
Determine corporate requirements and plan periodic revision, upgrading and/or replacement of databases/computer procedures as needed, including selection, negotiation, coordination with I. T., etc.
Review all records for active and terminated leases from inception to destruction, including initial filing, amendments, renewals, all other documents.
Review all records for owned properties, including inconveyances, outconveyances, easement transactions, surveys, closing documentation, financing documents, title reports, surveys, and all other documents.
Review all records for easements/rights-of-way for pipelines, track, water lines, sewer lines, electric lines, etc., including records for all pipeline "enclaves" or networks (involves thousands of such documents).
Manage individuals responsible for retention and clerical work for records with central files.
Manage and interface with Vermont Record Center relative to long-term retention of property records and project working files.
Research and respond to inquiries from businesses and supervisor involving all types of properties and transactions.

Bachelor's degree in Real Estate or Business required. MBA preferred.
5+ years of Corporate Real Estate experience strongly preferred.
Contract management and negotiation experience.
Knowledge of relevant commercial and legal contract terms and conditions.
