Under the direction of the Utility and Mechanical Systems Manager, the individual will manage the Plumbing and HVAC functions, in coordination with the other trades. This management includes licensed plumbers, HVAC mechanics, sheet metal workers, and pipe and sprinkler fitters who maintain and repair various systems. The systems maintained consist of HVAC, exhaust, plumbing, fire alarms, compressed air, chilled water, steam, potable water and process piping. Duties include, but are not limited to: providing technical assistance and over sight to the trades staff, estimating labor and material for jobs, developing and maintaining preventative maintenance schedules, researching and ordering of material, managing vendor contracts and work, investigating system problems and initiating corrective action, reviewing technical drawings for projects and construction, developing specifications and standards for related trades oversight, coordinating work related to inspections and permitting activity, establishing work schedules, assisting and coordinating work with various customers and stakeholders.
Required to review the work request orders assigned, enter and approve employee time, conduct performance evaluations, provide counseling, mentoring and coaching to employees. Provide management oversight to employees to ensure compliance with department policies, procedures and guidelines. Ensure staff works safely and to provide required and developmental training.

-Associates Degree in Facilities Management or similar certification with a focus on mechanical systems or in Mechanical/ Controls Engineering or equivalent extensive experience in the maintenance and operation of various industrial or commercial mechanical systems required
-Seven (7) or more years' of successful broad experience in the maintenance and repair of mechanical systems, with three (3) years in an institutional setting, including: plumbing, waste water, acid neutralization systems heating, ventilating, cooling and air conditioning and other related building systems and equipment.
-Experience as a maintenance supervisor or managing a mechanical services group or a minimum of 5 years' experience in a supervisory capacity supervising a minimum of 10 trade's people
-Knowledge about the types, uses, functionality, and maintenance of commercial/industrial plumbing systems, refrigeration and HVAC systems
-Possess a driver's license
-Possess a valid Massachusetts Plumbing License
-Demonstrated knowledge of Massachusetts Plumbing, HVAC, Building Codes, OSHA Regulations, and ADA
-Experience in creating and implementing preventative maintenance scheduled and standard operating procedures within an institutional setting
-Candidate must possess solid understanding and ability to read, interpret and explain plans, specifications, blueprints and drawings
-Possess sound knowledge of MA HVAC/R code, implementing and enforcing policies, procedures and guidelines
-Demonstrated ability in managing staff development plans, developing and implementing staff training plans and managing a workforce in a firm, fair and consistent manner
-Demonstrated ability to establish and maintain productive relationships and communications with faculty, staff, students, university departments, and local government officials
-The ability to work effectively with diverse individuals and groups
-Demonstrated ability to administer and monitor various awarded contracts and to monitor workers, contractors and vendors for effective, thorough work quality and compliance
-A valid MA HVAC/R license
-10+ years' work experience in an institutional setting
-Bachelor's degree preferred (Trades Supervisor/Management a plus)
-Demonstrated proficiency with the DCAMM Camis work order/ PM system preferred
-Building Operator Certification or equivalent
-Experience supervising employees in a union environment
-Understanding of MA state bidding laws and procurement procedures
-Formalized training in general management skills, leadership, communication skills, staff development, personal time management, and conflict resolution
-A solid understanding and ability to read, interpret and use GIS mapping
-Experience in effective energy conservation methodology and practices
-Knowledge of fire alarm systems
