Operations Manager

Position Title: Operations Manager

Reports To: General ManagerScope of Position: Responsible for the day to day management of a city. This includes facilities management, human resources management, accounting, marketing support, budget preparation and analysis, and client relations. Position Objective: To be responsible for the overall operations of a city.Job Duties and Responsibilities: Facilities Management

1. Walk the locations to observe the physical condition and appearance of the location, the volume of business, and the performance and appearance of the attendants.

2. Be familiar with the source and type of parker at each location to better serve the needs of those parkers. By determining the hours of operation, security needed, and attendant scheduling.

3. Be familiar with and understand the operation of all automatic parking equipment. Be able to do minor repairs on this equipment and ensure the equipment is in good operating condition at all times.

4. Make rate change recommendations.

5. Negotiate special parking arrangements for the General Manager approval.

6. Coordinate maintenance projects.

7. Handle all details of opening new locations.

8. Write monthly management report letters.

9. Be responsible for the security of the locations and replacement of lighting.

10. Handle insurance claims for auto damage, including interview of the claimant, and final disposition.

Human Resource Management11. Management of all city employees, to include recruiting, hiring, training, coaching, counseling/disciplining and terminating employees.

12. Approve schedules for all employees.

13. Performance and merit increase management for all employees.

Accounting

14. Review accounts receivable control records to determine if the accounts are being maintained accurately and in accordance with prescribed procedures. Follow up on Area Managers' review and collection of delinquent accounts.

15. Oversee cash control system, conduct audit for cash and ticket control.

16. Preliminary review of management account reports before submitting to General Manager for approval. Marketing Support

17. Observe and analyze all parking locations throughout the city to determine volume of business, status of operation, and provide any other information that may be useful to the General Manager in determining whether CPS would like to bid on the operations.

18. Report all new construction and demolition to the General Manager.

Budget Preparation and Analysis

19. Verify actual payroll hours and dollars to budgeted hours and dollars by location each pay period. Responsible for payroll review on a pay period basis to verify that payroll is within budget.

20. Assist the General Manager in the preparation of operational budgets for the city.

21. Review operational budget for differences each month. Overruns should be justified or eliminated; underruns may be used as a basis for reducing next year's budget. Client Relations

22. Accompany the General Manager on client calls.

23. Work with client in the solution of operational problems under the supervision of the General Manager.Educational Requirements: 4 year college degree / previous line management {{Additional Information}}
