PENDING COUNCIL APPROVAL

Under the direction of an assigned supervisor, plan, schedule, organize and direct the City's custodial and general building maintenance services; communicate with City personnel and outside vendors to coordinate an efficient and effective program; select, train, assign, supervise and evaluate assigned general maintenance and custodial personnel; assure work is completed in compliance with standards, codes and timelines.

Representative Duties, Knowledge, and Abilities:
  • Plan, schedule, organize and direct City custodial and general building maintenance services including cleaning of park facilities and City sites, preventive and general maintenance and repair; inspect parks and facilities to determine general maintenance and repair needs. *Plan a variety of emergency and periodic custodial functions such as flood damage cleanup, carpet extraction, refinishing of gym and wood floors and stripping of floors. *Inspect work in progress and upon completion to assure maintenance and repairs are completed in compliance with specifications, City standards, time lines and applicable codes and regulations. *Supervise and inspect the cleaning and care of rooms, restrooms, halls, buildings, fixtures and equipment requiring activities such as sweeping, mopping, scrubbing, polishing, dusting, waxing, buffing, disinfecting and related duties; coordinate and participate in the distribution of supplies and equipment to personnel. *Coordinate, direct and participate in the selection, training, assignment, supervision and evaluation of assigned general maintenance and custodial staff; recommend promotions, reassignments, discipline and terminations as appropriate; assist City personnel with custodial issues, needs and concerns. *Analyze City general maintenance, custodial, carpet and related building services needs; schedule and assign custodial and moving personnel to meet custodial needs; schedule and assign personnel to perform various facilities setups. *Schedule day-to-day operations, vacations and other operation activities; plan and schedule short- and long-range maintenance and custodial projects and preventive maintenance; provide technical guidance and training; schedule safety and other training sessions; inspect work sites for safety issues and proper practices. Communicate with City departments and coordinate custodial needs, procedures, schedules and projects, including building openings, rentals, facility setup and cleaning; research and resolve questions, concerns and related issues; coordinate custodial activities and projects with administrators and other maintenance personnel. Receive, investigate and resolve complaints and comments from City personnel and the general public; follow up on issues raised as needed. Communicate with vendors to research, test and evaluate products, equipment and techniques; maintain and control inventory of custodial materials and equipment. Attend a variety of meetings to discuss and plan custodial and general maintenance operations and activities. Prepare and maintain a variety of records and reports including schedules, inventories, cost estimates, safety and accident reports, time records, personnel records and hazardous material records; assist in developing and maintaining the annual budget. *Plan and coordinate a variety of special projects; direct the custodial aspects of the deferred maintenance program and other long-term programs. *Plan and coordinate a variety of related functions including moving furniture and equipment, trash disposal and refinishing gym floors. *Operate a variety of equipment including buffers, carpet extractors, computer, wet vac, vehicles and various hand and power tools; lift heavy objects. Respond and resolve related theft, vandalism, fire, health and safety issues. Assume and perform managerial duties in absence of supervisor according to established guidelines. Perform related duties as assigned.

Education, Experience, and Other Requirements:
Any combination equivalent to: graduation from high school supplemented by course work in general electrical, plumbing, painting and custodial activities and four years building maintenance and custodial experience including one year in a lead capacity. LICENSES AND OTHER REQUIREMENTS: Valid Washington State driver's license. This position may have access to an area that is governed by Renton City Policy 250-16, “Electronic Data Security” and therefore a required check will be conducted to verify identification, state of residency and national fingerprint-based record checks within 30 days upon employment in the position. Employment in the position will continue based on a successful passing of this background check. WORKING CONDITIONS: Work is performed in both an office and field environment. Driving and some physical labor, including lifting objects weighing up to 50 pounds, are also required.

Selection Procedure:
Applicants whose qualifications most closely meet the requirements of the position will be invited to participate in a competitive selection process which may consist of a written exam, practical exam, and an interview. The hiring of a candidate is contingent upon this position being approved during the 2013-2014 budget process.
