We are looking for a Multi-family Construction Vice President of Construction (Owner's Representative) in our Detroit or Chicago offices.
Responsibilities of the position include:
Coordination of drawings and design of the professionals involved in the project.
Consult with the General Superintendent to prepare a project construction schedule and submit to Senior Management for approval.
Assist Senior management in hiring of General Contractors
Work with General Contractor in Value Engineering, pricing, and schedule
Work alongside with Project developer in pre-construction tasks
Assist in creating and maintaining specifications and scopes of work.
Investigate cost savings methods, materials, procedures, and generally keep abreast of the state-of-the-art techniques.
Evaluate project for possible hazards and risks. Meet with safety coordinator to conduct pre-construction safety meetings.
Provide leadership and oversight of all activities of the team members, including the architect, engineers, specialist consultants, and General Contractor.
Represent the interest of the owner to each of the project participants providing control and direction to project related activities.
Develop and maintain job files, contracts, directions, concerns and activities related to the project.
Maintain and update the project budget on the 1 st day of each month.
Review and update all monthly costs for the project including review for proper cost coding.
Review and update construction schedule with General Contractor weekly
Maintain a record of change orders and their impact upon job cost and the construction schedule.
Assist the General Contractor in anticipating and avoiding problems that may affect the construction schedule and/or budget.
Confer with the General Contractor daily regarding problems that may arise.
Work with General Contractor to stay on budget and perform to Owners expectations
Provide Monthly report to ownership on status of project.
Lead in architectural and design issues with General Contractor.
Hold General Contractor to build to specs, quality, schedule and cost.
Assist in contract closeout including expediting punch list development and signoff, preparing warranty information and record documentation, assisting with certificate of occupancy and project move-in.
The ideal candidate must have at least 5 years of recent, consecutive and in-depth multi-family/apartment construction project management experience, preferably both affordable and market rate. Experience with commercial, historical conversions, garden, mid and high rise buildings is a plus!
Minimum of 5 years experience with high rise, steel frame constuction, precast and historic renovations in one of the following industruties: Multi-family, Hotels or Condominiums.
College degree in Construction Management or related field preferred
Ability to handle multiple tasks in an organized and efficient manner
Ability to communicate effectively and efficiently
Possess strong customer service abilities
Be proficient in MS Office products
