Leasing Consultant

Job Summary:
The Leasing Consultant is responsible for renting properties and retaining residents to achieve the objective of maintaining budgeted occupancy.

Responsibilities:
• MARKET AND SOLICIT PROSPECTS. EXECUTE SALES CYCLE FROM PROSPECTIVE RESIDENT TO RESIDENT LEASE.
• PARTICIPATE IN MARKETING AND RESIDENT EVENTS, INCLUDING AFTER HOURS AND WEEKENDS.
• CONSISTENTLY MAINTAIN HIGH CLOSING RATIO AND MEET MONTHLY SALES GOALS.
• DEMONSTRATE EXCELLENT CUSTOMER SERVICE THROUGH CONSISTENT FOLLOW UP VIA EMAIL OR PHONE BEFORE AND AFTER SERVICE MEMBER ARRIVES ON ISLAND.
• HANDLE TELEPHONE INQUIRIES, INTERNET LEADS AND WALK-IN TRAFFIC.
• SOLICIT OFF-POST PROPSPECTS THROUGH FOLLOWING UP WITH WAITLIST ON A DAILY BASIS, 20 CALLS PER WEEK.
• ESTABLISH AND MAINTAIN PROSPECTING SYSTEM TO INCLUDE INBOUND LIST.
• MAINTAIN AND UTILIZE LEASING BINDER.
• ENSURE ‘RENT READY’ PROPERTY (INTERIOR AND EXTERIOR) IS PRESENTABLE AT ALL TIMES WITH PARTICULAR ATTENTION TO THE FIVE (5) SENSES. REPORT NECESSARY CORRECTIVE ACTIONS TO THE LEASING MANAGER.
• EDUCATE AND INFORM PROSPECTS ABOUT WAITLIST PROCEDURES AND PRIORITY OF ASSIGNMENT
• FOLLOW UP WITH CALLSOURCE LEADS WITHIN 24 HOURS
• ENTER CALLSOURCE CALL CODES AND UPDATE STATUS OF EACH CALL
• PERFORM ADMINISTRATIVE FUNCTIONS REQUIRED TO LEASE PROPERTY (TO INCLUDE PROCESSING RENTAL APPLICATIONS, DATA ENTRY, GENERAL CORRESPONDENCE AND RESIDENT FILES).
• MAINTAIN AND EXECUTE SYSTEMS ACCORDING TO STANDARD PROCEDURES (TO INCLUDE MOVE-IN/SCHEDULING WITH COMMUNITY CENTERS, USE OF OPERATIONAL SYSTEMS AND DATABASES).
• GENERATE AND PROVIDE REPORTS ON A WEEKLY BASIS. SUBMIT MONTHLY COMMISSIONS REPORT IN TIMELY MANNER WITH 100% ACCURACY.
• WEARS THE PRESCRIBED UNIFORM AT ALL TIMES DURING WORK HOURS
• ATTENDS TRAININGS, WORKSHOPS AND MEETINGS AS POSITION REQUIRES
• PROMOTE AND PRACTICE INCIDENT-INJURY FREE (IIF) AND SUSTAINABILITY
• ADHERE TO COMPANY POLICIES AND PROCEDURES AND LEASING SOP’S
• PERFORM OTHER DUTIES AS ASSIGNED

Qualifications/Requirements: (use bullet points to identified qualifications/requirements)
• MINIMUM 5 YEARS’ SALES AND/OR MARKETING EXPERIENCE.
• HIGH SCHOOL DIPLOMA OR EQUIVALENT REQUIRED.
• REAL ESTATE SALESPERSON LICENSE PREFERRED
• KNOWLEDGE OF PROPERTY MANAGEMENT, SALES AND MARKETING TOOLS.
• WORKING KNOWLEDGE OF COMPUTER APPLICATIONS, INCLUDING WORD, EXCEL, OUTLOOK AND POWER POINT.
• VALID DRIVER’S LICENSE AND PERSONAL VEHICLE REQUIRED.
• EXCELLENT VERBAL AND WRITTEN COMMUNICATION SKILLS.
• ACCEPTABLE BACKGROUND CHECKS (INCLUDING PERSONAL/EMPLOYMENT REFERENCES, CRIMINAL CHECKS, SEX OFFENDER CHECKS AND DRIVING ABSTRACT)
• NEGATIVE DRUG TEST RESULTS
• NATIONAL APARTMENT LEASING PROFESSIONAL (NALP) CERTIFICATION REQUIRED WITHIN 1ST YEAR OF HIRE.

Anticipated Work Schedule:

M-F 8:00am-5:00pm (weekends and nights expected)
