Additional Classifications Management Property Management Real Estate Property Management Details Date Posted: 2011-01-11 Located In: Omaha, NE Description One of Omaha’s leading Commercial Real Estate companies is currently seeking an experienced Commercial Property Manager who is willing to work in a faced paced and challenging environment. Individual must have a solid understanding of Commercial Property Management – specifically Office Building Management, a strong understanding of leases, budgeting, building operations and insurance.

Individual must be a highly motivated self-starter and possess the ability to follow through, control maintenance costs and follow the direction of the client, while working independently and ensuring the highest level of accuracy, confidentiality and professionalism. Responsibilities: - Supervise all daily operations of assigned portfolio in accordance with the management agreement and strictly enforce all policies set by client and company; - Maintain the highest level of communication with tenants. Investigate and resolve tenant complaints promptly and professionally, administer tenant leases and in general, care for tenants’ needs and requirements; - Routinely perform property inspections and take appropriate action; - Accepting calls 24/7 related to maintenance requests and response to building emergencies; - Periodically review performance specifications and pricing for all existing building contracts; oversee bid process, including coordinating proposals and service contracts; - Communicate continually with senior management as well as property owners to apprise appropriate individuals of issues/decisions impacting the investment; - Prepare and manage the annual budgets, monthly/quarterly owner reporting, including providing explanations and solutions for financial performance and budget variances; Requirements: - A minimum of five (5) years of Commercial Property Management is a must ; - Bachelor’s Degree or equivalent work experience; - NE Real Estate License, (BOMA/IREM Professional Designations preferred); - Financial experience, including all aspects of financial reporting and budgeting; - Strong computer skills, proficiency with Microsoft Office products, email and general computer knowledge; - Outstanding customer service skills as well as excellent verbal and written communication skills; - Ability to handle multiple projects at any given time; - Strong organizational skills, attention to detail and ability to prioritize work; - Ability to work well under pressure and adhere to deadlines; - Ability to interact effectively with tenants, peers, management and owners; - Must have reliable transportation and reside within 45 miles of the Omaha Metro Area and be available 24/7 to respond to after hour emergencies.
