Job Purpose: Under general supervision, this position interacts directly with prospective and current tenants to achieve maximum occupancy. Acts as the FHR representative by conveying the benefits of the community. Responsible for the leasing process from introduction to the actual occupancy of the tenant and maintains communication throughout the tenancy.

Job Duties and Responsibilities: Provide information about the buildings and properties to the prospective tenant; schedule visits to the properties; responsible for leasing units at an acceptable determined percent of total prospects Greet visitors and determines if the property meets the client's qualifications Effectively explain all lease and property policies to new and current tenants Accurately and efficiently prepare and assist with all leasing paperwork (i.e. applications, lease agreements and addenda, employment and credit checks, and lease move-in packets) Collect security deposits, rent and all other funds associated with tenant moves Support the overall marketing efforts and offers input and suggestions in regards to promotions, advertisements, etc. Maintain an accurate and in-depth knowledge of all aspects of the properties, particularly in areas such as rent and pricing information, vacancies, lease expirations, square footage, etc. Monitor the property advertisements and effectiveness of responses; maintains ad book and demographics Prepare monthly competitive survey reports and analyzes the real estate market trends and conditions in the area Monitor all current and future vacancies to proactively react to future occupancy needs Analyze concerns associated with units that are slow to lease and offer recommendations to the Property Manager Inspect all vacant units on a regular basis to ensure they are ready to show to prospective tenants Assist the Property Manager in implementing tenant retention and renewal programs All other duties as assigned

Knowledge, Skills and Abilities: Knowledgeable in local, state, and federal laws that pertain to office/retail building management and tenant rights Demonstrated strong work ethic and exhibit initiative to work independently Demonstrated high level of organizational skills paying close attention to detail Demonstrates multi-tasking and time management skills Awareness of safety, risk management and preventative maintenance procedures. Project planning ability within a budget and required time frame Intermediate skills in Microsoft Office (Word, Excel, PowerPoint, Publisher) Advanced customer service skills to diplomatically communicate with customers Ability to multi-task, prioritize and work efficiently; excellent attention to detail Ability to listen, communicate (written and verbal), excellent grammar, spelling and proof reading skills and follow-up effectively with all staffing levels and clients/customers Ability to work independently, self-starter, energetic Ability to demonstrate good common sense and sound judgment Ability to perform at high levels in a fast paced ever-changing work environment Ability to anticipate work needs and follow through with minimum direction

Education and Experience: High school diploma or GED equivalent required; Bachelor's degree preferred 1+ years of related sales experience required; previous commercial leasing experience highly desired Bilingual (English/Spanish) a plus
Other Qualifications: Must pass a pre-employment background check and drug screen Employee must have reliable transportation to and from work each day
