Job Summary

The Financial Analyst works with the portfolio operations team, under the direction of the VP-Financial Planning & Analysis to analyze financial data and identify and model opportunities for increased revenue and decreased expenses. This role also assists in budgeting, forecasting, financial modeling and strategic planning. The Financial Analyst will interact frequently with property managers, RVPs, VPs, and accountants. Strong analytical, communication and computer skills are essential. Successful Financial Analysts utilize data to interpret trends, anticipate changes and make sound financial recommendations focused toward increasing NOI. The Financial Analyst is privy to sensitive information; therefore discretion and confidentiality are necessary. This position operates in a fast-paced environment with competing priorities and deadlines. Effective time-management and organization skills are necessary. The ability to work independently, exercising good judgment and the ability to work effectively in a group setting are important.


College degree required
Business degree preferred
Experience in property management strongly preferred

Identify, analyze and model opportunities for increased revenue
Identify, analyze and model opportunities to decrease expenses
Assist with the implementation and monitoring of expense controls, earnings plans and other special programs requiring analysis
Update revenue and expense forecast monthly
Monitor traffic, planned move-ins/move-outs and concessions and provide weekly forecast by property/region/portfolio
Assist with annual budget process
Analyze market and sub-market data and trends
Participate on LRO pricing calls
Assist with monthly financial “scrub” to identify errors, needed accruals, reversals, etc.
Analyze and provide commentary on financial variances
Prepare financial reports and presentations
Assist in capital expense budget preparation
Analyze ROIC
Assist in creating and updating asset plans
Monitor KPIs, Dashboards, Red Alert Reports, etc.
Participate in monthly financial reviews, strategic planning and other financial meetings
Respond to internal customer needs in a positive, professional and timely manner
Advanced computer proficiency, especially Excel
