Provide legal support and counsel for property management functions in within North America and international locations, including real estate payables issues, rent defaults, lease profiling, audits, resolution of field and operational issues, construction allowance recovery, store maintenance, code violations, ADA matters, lease research and analysis, and real estate litigation support.
Review, draft, and negotiate a variety of real estate related documents, including some or all of the following as needed: estoppel certificates, subordination, non-disturbance and attornment agreements, lease amendments, settlement agreements, storage space and temporary license agreements.
Critically analyze leases and other legal documents to ascertain rights and obligations and either resolve matters within knowledge base or present considered recommendations to supervisor.
Understand and analyze lease provisions and make recommendations regarding leasing policies and necessary upgrades to lease language.
Prepare thorough and accurate summaries/digests of key lease provisions.
Develop strong partnerships with Corporate Shared Services Center, Corporate Real Estate, Risk Management, Strategic Sourcing, Finance, Construction, Store Maintenance and Store Operations teams to effectively manage leased properties, improve internal processes, enhance customer store experience and minimize business interruption.
2-7 years combined lease administration, property management, retail leasing or other related paralegal experience required
4-year college degree or paralegal certificate strongly preferred
Knowledge of MS Word, Outlook and Excel
