Identify specific acquisition opportunities that meet Division strategic goals.
Direct the Land Development Department including department operations, budgets, staff development and oversight.
Locate, research, negotiate, purchase and oversee development of new locations.
Hire and supervise consultants in the research and analysis of land and lot opportunities.
Oversee preparation and compilation of Green Folder acquisition packages.
Supervise the preparation of acquisition feasibility packages including recommendations, analysis, and risk mitigation measures.
Coordinate outside legal counsel, consultants, and internal staff in acquisition efforts.
Prepare and negotiate letters of intent, purchase and sale contracts and other related legal documents.
Direct due diligence for potential acquisitions.
Prepare and/or review all acquisition and sales contracts as well as easements and partnership, development and governmental agreements.
Review survey/title issues and other reports to determine liabilities of potential acquisitions.
Act as a liaison with cities in feasibility, zoning, platting and development of property.
Oversee resolution of entitlement problems and conditions prior to and during development.
Supervise land acquisition escrows and title work.
Manage the preparation of joint development agreements (JDA's), agreements with municipalities and private utilities, CAWS, CAGRD applications and other such agreements, easements, licenses, and approvals necessary to allow a land deal to proceed.
Monitor financial information on each phase of development.
Manage profit and loss operations.
Oversee all budgeting and continually review all accounting relative to active developments.

BA/BS degree in Real Estate Marketing, Finance, Construction Management, or Civil Engineering.
Ten years of related experience; strong understanding of acquisitions and/or development.
Local real estate knowledge extremely beneficial.
Supporting familiarity required in reimbursement agreements, purchase and sales contracts, entitlement issues, engineering and planning, and zoning issues.
Strong management capabilities with experience in managing people, department operations, budget preparation and pro-forma management, and a track record of managing and growing a strong team.

Technical Skills:
Proficiency with Microsoft Office applications with advanced skills in Excel
Ability to create and implement work plans, prepare and analyze financial statements/documents,compose letters and acquisition packages.

Interpersonal/Communication Skills:
Regular interaction and coordination with internal financial and executive management as well as extensive contact with external executives, decision makers, and government agency personnel, engineers, land planners and contractors regarding acquisition, development and sales.
Excellent interpersonal and communication skills are a primary function, the position requires:

Ability to handle the stress of dealing with the public and governmental agencies and adapt/adjust to changing circumstances.
Must be able to work successfully in a team environment and provide mentoring to less experienced individuals in the department.
