Directs the operational and financial management of 10 to 15 owned and leased facilities including office, warehouse, data center, and retail space. Responsibilities include landlord/tenant leasing activities, property management, and management of Facilities personnel. Oversee new facility planning, acquisition, and capital improvements.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
Development and administration of facilities management program including capital improvements, building maintenance and repair, procurement of property, plant and equipment, preparation of bid specifications and evaluation, lease and contract administration and compliance,
Provides leadership and direction for the development and implementation of departmental planning.
Manage Facilities staff, building engineering, security, janitorial, cafeteria, landscape maintenance, and Document Source Center operations.
Oversees the administration of multiple contracts for operation and maintenance of buildings.
Oversees the planning, acquisition, design and build-out of new facilities and expansion space. Recommends, coordinates and/or directs the appropriate utilization of space and the solution of other facility-related issues.
Responsibilities include landlord/property management activities overseeing multiple tenant leases for Cox owned buildings and tenant related activities for Cox leased buildings.
Manage the Facility's Capital and O&M budgets. Preparation, review and management of the annual budget, justification of building expenditures and repairs, analyses of operating expenses and other issues essential to operation of Cox owned or leased properties.
Ensures timely processing and payment of expense and capital related invoices
Manage the operations, engineering, planning, and development of Cox OCPV facilities.
Monitors inspections of buildings and premises for fire, security and safety issues, and oversees compliance with codes and state regulations.
Strong working knowledge of critical systems including fire/safety, HVAC, and power redundancy systems required.
Manage day-to-day Facility O&M and Capital operations
Responsible for business continuity and emergency planning.
Review benefits and impacts of proposed facility renovations, reconfiguration and/or relocation of Cox departments.
Reviews and/or revises programs in area of responsibility to ensure compliance of operations with laws, regulations, policies, plans and procedures.
Develop and update capital life cycle estimates, as needed, in support of Land, Building, Furniture and Fixture (LBF&F) maintenance and replacement programs.
This job has direct supervisory responsibilities for the performance and standards of Facilities Personnel, contract crew members, and out-sourced support functions.
Thorough knowledge of building management methods, principles and practices. Considerable knowledge of requirements, regulations and procedures governing leases and contracts. Considerable knowledge of construction, maintenance and building operations including building and safety codes, policies, regulations, and procedures.
EDUCATION and/or EXPERIENCE
Bachelor degree in Business Administration, Facilities Management or a related field preferred, and/or five or more years experience in managing multiple facilities.
Ability to speak effectively, make presentations and get customer buy-in at all levels of the organization. Strong collaboration skills required. Must be able to effectively communicate strategies to, and work well with, senior management. Must have the ability to effectively manage communications both up and down in the organization. Ability to write reports and correspondence.
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs. Ability to apply concepts of basic algebra and geometry.
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. Ability to define problems, collect data, establish facts, and draw valid conclusions.
