We are seeking a Caretaker to care for the building at White Oaks Senior Housing in Greenfield, WI All residents must be 18 years or greater in the employee's unit. No smoking. Compensation shall be rent credit only except when additional work is conducted, with supervisor approval.

This position shall provide grounds keeping and housekeeping services on a part-time, non-benefited basis. Rent credit. Expected average 15 hours per week.

Provide maintenance, grounds keeping and housekeeping services for Horizon properties.

Essential Job Functions includes the following; however other duties may be assigned other duties as necessary to meet business needs.



Provide housekeeping services for all common areas, including community rooms, public restrooms, and laundry rooms.

For unit turnovers, clean, make repairs, touch-up paint, and prepare vacated apartments for new residents. Any work over two hours per apartment will be compensated as additional time.

Light Maintenance, including but not limited to replacing light bulbs, filters, faucet cartridges & filters, unplugging toilets & garbage disposals when the Service Technician is not at the property.

Clean garage each spring and fall and perform seasonal housekeeping

Summer- remove weeds from around building and front entrances

Emergency calls at night

Assist with set up/clean up at marketing events

Secondary Job Functions. Secondary functions if removed would not fundamentally alter the job.



Occasionally projects will arise and the Caretaker will be offered the opportunity to complete the work. These projects will be discussed with the Caretaker and most often compensated by an hourly wage or flat fee per project.

The caretaker may let in any resident who has locked themselves out the building or their apartment. The caretaker is NOT to let in family or guests wanting access to the building/apartment.

The caretaker will respond to general questions of the residents and provide information to the Community Manager when necessary

Job Qualifications.

  • Education, work experience, licenses and certifications:

  • Required knowledge and skills:
    • Ability to lift 50 pounds.
    • Ability to perform housekeeping duties at a high level.
    • Ability to perform quality work within deadlines with or without direct supervision.
    • Ability to operate snow removal equipment as needed.
    • Ability to interact professionally with other employees, residents and contractors.
    • Ability to work effectively as a team contributor on all assignments.
    • Ability to work independently while understanding the necessity for communicating and coordinating work efforts with other employees and organizations.

  • The caretaker will be made aware of any special events scheduled to take place at the property. It will not be the responsibility of the caretaker to host or work any events. All leasing inquiries should be directed by the Senior Housing Coordinator.
