POSITION SUMMARY:
This is technical HVAC/Refrigeration related equipment maintenance and service work. The incumbent is responsible for inspection maintenance, installation and repair of commercial and industrial type air conditioning, refrigeration, and heating systems. This includes split systems, package, window units, heat pumps, gas heaters, electrical heaters and related ventilation systems located in the Authority facilities. Operates and performs maintenance on HVAC related equipment and systems in accordance with local codes, operations manuals and manufacturers' instructions. The work requires an understanding of maintenance procedures and practices, HVAC and refrigeration theory, and materials, parts, tools, test equipment and operating systems associated with WMATA¿s heating, ventilation and air conditioning systems.

MAJOR DUTIES:
Employees are assigned complex HVAC operation and maintenance work in WMATA facilities. Employees are expected to carry out assignments through completion independently. Existing rules, regulations, and procedures govern the work but employees use considerable judgment in interpreting and applying them to unusual or nonstandard situations. Employees frequently refine and develop their work routines. Work is reviewed in general terms through spot checks and occasional checking of results by a Supervisor, Craft Crew.

Installs various types of air conditioning, heating and refrigeration units in accordance with local codes, manufacturer's recommendations, and standard specifications to include charging the system, performing installation startup, and checking operation procedures.

Diagnoses equipment failures and performs necessary repairs by making appropriate adjustments to the system and/or replacing malfunctioning components. Performs repairs, inspections, required adjustments, testing, troubleshooting, cleaning, lubrication, and scheduled maintenance on assigned HVAC and refrigeration systems, subsystems, and components in accordance with schematics, wiring and flow diagrams, standard operating procedures, operation manuals, manufacturers' specifications, maintenance instructions, and local and federal EPA standards.

Performs preventative, scheduled, unscheduled, or corrective maintenance, trouble shooting, and tests on all HVAC/Refrigeration systems, subsystems, and components using measuring equipment such as mult-meters to test defective electrical equipment; flow meters, pressure gauges, leak detectors, vacuum pumps, pneumatic control testers, and air velocity indicators for HVAC testing; and other instruments and tools as required. Operates special shop equipment (drills, grinders, fork trucks, hoists, and cranes).

Maintains HVAC, air conditioning, and refrigeration systems by performing scheduled maintenance inspections and tests; removing, replacing, or repairing defective work parts; lubricating and cleaning or recharging equipment; leak detection tests; soldering or brazing tubing and piping; installing and replacing filters, metering devices, and solenoids; and adjusting or calibrating pneumatic equipment to manufacturers' specifications using approved procedures and test equipment.

Maintains electrical components (circuits, wiring, starters, relays, and motors) by performing maintenance inspections and tests; removing, replacing and repairing defective or worn parts, cleaning and lubricating components as needed. Calibrates and adjusts electrical control devices such as thermostats, humidstats, modulating valves, relays, and controllers.

Completes reports and documentation of scheduled preventative maintenance and repair activities. Prepares parts requisitions for supervisor's approval.

Attends on-the-job and formal training classes; assists mechanics in higher classifications in their assignments or provides job specific training to mechanics in lower classifications.

Responds to and provides assistance in emergencies such as securing or safeguarding HVAC equipment, fire/life/safety, snow emergencies, etc.

Performs all tasks and assignments within the established safety practices and maintenance guidelines. May work from ladders, scaffolding, and other high rise equipment. May operate Authority vehicles between work locations. Provides personal hand tools that are necessary to perform the duties of the position. Works various shifts, days, and hours as required and as provided for under existing union contract.

Performs all other related duties as required.

KNOWLEDGE, SKILLS, AND ABILITIES:
Knowledge of and demonstrated ability to perform all duties at current level.

Knowledge of assigned Plant Maintenance functions, procedures, and guidelines, and the maintenance requirements of the Authority's support operation.

Knowledge of and demonstrated ability to identify and apply basic facts and principles of the Authority's operating, maintenance, and safety rules, regulations, and procedures.

Ability to communicate effectively.

Ability to accept supervision and complete duties and work assignments in a timely and accurate manner.

Ability to deal courteously and effectively with supervisor and coworkers.

Ability to evaluate conditions, and to make independent decisions based on advanced knowledge ofheating, air conditioning, and refrigeration theories and principles as they relate to plant operations.

Ability to identify and correct difficult to complex HVAC and refrigeration problems. The employee is expected to perform and complete tasks independently, quickly, and accurately. The employee is proficient and able to explain or demonstrate proper procedures to subordinates.

Ability to interpret HVAC and refrigeration symbols, read and use schematics and wiring diagrams, refrigeration flow diagrams, operations manuals, manufacturers' manuals, and maintenance instructions.

Ability to select and use proper parts, tools, and test equipment and analyze, evaluate, and interpret test results to perform scheduled and unscheduled maintenance.

Ability to work without direct supervisor and to assist others in their tasks; ability to attend prescribed training courses.

Ability to maintain accurate reports and records of work activity.

Maintains understanding of current trends, policies, technologies and techniques of the HVAC fields specifically relating to the section of Plant Maintenance assigned.

May serve as lead mechanic.

Qualification Requirements

Qualifications

High School Diploma or GED and satisfactory completion of an acceptable vocational school and/or training program in basic heating, air conditioning repairs, or a related field. Six (6) years of HVAC or refrigeration maintenance/repair experience.

LICENSE:
Possession of a valid Journeyman's or Master's Refrigeration/HVAC license form jurisdiction of residence, or a Master's license from the District of Columbia. Possession of an EPA.CFC Certificate, Type I. II, III (Universal).

Possession of a valid driver's license with a safe driving record of no more than four (4) points over the past three (3) years.

5. Background check to include criminal, education, work and driver's record.
